Just Finished Flip in Orange Ohio

Here is a great home we just finished in Orange Ohio!  This home has a brand new laid out kitchen complete with 3 CM Granite countertops.  We didn't stop there though we also added a finished basement complete with new tile.  This adds a lot of square footage to the home.

I was their one night and watched 7 deer play in the backyard in the all glass enclosed patio! The wood floors were professionally done and the bathrooms were both remodeled!  The living room is all wood and has a lot of privacy from the rest of the home.

Day-to-day details in investment real estate




I love it when people talk about the financial freedom that you have in real estate because it's true. What most experts and gurus don't talk about or the details involved in successful real estate investing.

There are a few pitfalls that you would have if you are not a full-time real estate investor. For example: The rooftop team goes out every day and checks homes even after we completed them. We have to make sure that heats on the waters are working properly and everything's ready for the showings.

As I write this blog I'm setting in a flip in Orange Ohio. I came by here to make sure that the contractor had finished his work. I also came by to change the code on the lock box since all the subcontractors have finished their jobs. This is an added feature I like to do for my clients.

I had to also contact the realtor about the code change so she could update the listing. She informed me that there was a showing between 5 and 6 PM tonight so I decided to stay around to 6 PM to make sure the realtor got in the home to show it.

During today we had some plumbing issues and heating issues do to the cold conditions. Had to meet with my staff of plumbers and HVAC people to make sure that all this was corrected and finished. Our company can do that because we have a full-time staff that includes plumbers, HVAC technicians, electricians, contractors.

2014 housing outlook: Home prices head higher




Here's a story from MSN.com the talks about the rising prices of homes. Story points out the whole home prices will rise in 2014 but at a slower pace than historical trends. Which in my opinion is a great thing.

The slow pace in my opinion is attributed to the lending availability. Lending is still very tight and regulated so buyers have to go through a montage of paperwork in order to buy homes. The good news there is that people still need to buy homes to live in.  I was talking to  gentleman this week that I moved here from Texas and purchased a home in Solon  Ohio. His company transferred  him to a new job position here and he had to move.

This is why it's great to invest in the city that has many many different companies coming into the job market. Cleveland Ohio metro area is one of those markets where there are a lot of companies coming in and creating jobs .As I said before we see a large increase in commercial real estate purchasing. In fact Banks are lending 75% loan to value on commercial real estate. This shows there confidence in this area.

Almost all the real estate markets are still  far away from the prices in 2005 and 2006 but they are rising and there is room for them to rise. As a lending continues to get better and it will you will see the pressure on the inventory and prices will rise.  Even with the interest rates changing 57% of America pays cash for there homes now.  There are a lot of foreign and domestic cash investment buyers in this market eating up the current inventory The banks are encouraging investors to be in this market because of their strict lending policies.

Great news this year though I believe the banks lending will be losing their policies so that people can get mortgages and get their own personal residence. Which is great news for the real state investor who is buying now.

So  as you can see 2014 looks like a great year for real estate both buying and selling. I can't wait to see what this year brings. Brett Young

Just Finished Flip Home

Just wanted to add a Flip home we just completed.  You will notice the details in the home.  We also added a bathroom in the basement so the home could have 2 1/2 Baths.  There are new appliances and we added a granite counter top in the kitchen. The wood floors are original and was professionally refinished throughout the home. The heater and air conditioner are brand new.  Great Home in a Great Neighborhood.

The outside was also re painted complete with a new roof and gutters. There are new garage doors on the garage also. Check out the pictures below I added the before pictures also.

Cleveland one of the top emerging downtowns in America according to Forbes



Cleveland downtown is becoming one of the most sought after areas for new businesses and for people to live there also. If you have been reading my blog you'll see all the different areas that are being built downtown to live. And they are not little cheap apartments they are upscale rental properties for people to communicate and be in live.

Cleveland Ohio is one of the fastest growing cities in America and they are doing that by tracking new businesses and investing in the downtown area.

The reason why is growing so fast is because all the amenities and things to do so I picked up another story from CrainsCleveland.com titled 10 things to do in North one E. Ohio. This is a very important factor when looking at a area to invest in. I personally like employment and growth in the downtown area. This helps the subdivisions outside of Cleveland also. Like with other big cities not everybody wants to live downtown, but having a nice one to shop in is a huge asset.

Buying real estate in these type of areas is a very solid investment. When the population is growing especially now because of the lack of building in the last 10 years. This means less inventory and puts pressure on prices.  I've been talking to realtors in the area and they can't wait for me to finish my homes because of the amount of people that are interested in buying them.

Or rental market is also very good and we continue to be able to rent out almost all our inventory within 2 to 4 weeks. And the prices for these properties remain stable or increasing. Brett young CEO Rooftopinvestment

Northeast Ohio manufacturing exports better than before the recession



Another great sign that the Cleveland Market is booming!  The region exported $31.1 Billion dollars in 2013 beating the 2008 numbers of $30.3 billion dollars.  The increase shows that the market has rebounded and that jobs are coming to this area.

This is why I personally like the Cleveland metro area.  The business's are coming here to set up shop because of the great working environment and the affordability.  This will pump a lot of people and money into this area and they need places to live!
