The life of your real estate investment

I was with a client yesterday that really got me thinking about what Rooftopinvestment does. His questions got me to write this blog so thank u client. really takes care of everything for clients. One example my client mentioned hey particular property management he was using. We gave him two more options that he could use and we felt more comfortable with.

He also was very happy with the rehabbing that had been done and wanted a few more items addressed. We went through the house three times and he added a list that he wanted done very minor items. And he was assured that would be done by Friday of next week. We also informed him that we had finalize all the city inspections and that his property was good to be rented. also had some potential tenants for his two units which she was very excited about. We not only help with finding the proper property management but we also advertise units to get them cash for you quickly. We take a very active interest in each of our clients investment property portfolio. You're investing hard earned money and need to make sure that your portfolio has performing properties in it. also assured him that in the future. Example I gave to him was maintenance issues in the future not in the near. That we would be there in the future to help maintain maintenance cost on his units. That after all is a huge factor between making money and not making money.

New Property for sale in Hudson Ohio

This property we did in Hudson Ohio.  Hudson Ohio is an upscale area and one that anyone would love to live in.  I often go down to the Hudson Tavern which sounds like a bar but it is actually a really great restaurant.  Their salads and prime rib are second to known.

The downtown has two flavors to it old and new.  The city has a great old town fell were there are stores like Gap, Toy Store and a great coffee shoppe.  Behind the old town their is a newer mall area that also has great residential living.  There is a great grocery store their called Heinen's that has great groceries and pre made delicacies that you can take home and enjoy,  Check out the great look of that store:

This is some of the reasons  I like Hudson because of the area has a lot of amenities. You need to have all this for a great area.  The average income in Hudson is in the six figures. 

I say all this because it takes details to make sure you do well in the real estate market.  When our agents that work with us sale these types of homes I make sure that they know this area.  It is very important to know the feel of a town and what the benefits of living their area?

Downtown Cleveland parking portfolio sells for $26 million


Here is a story from by Michelle Jarboe McFee, The Plain Dealer 

This story is not about the $26 million dollar But the big project that is to follow. Stark industries and J-Dek investments LTD are doing.  This is only the beginning of this project.

Here's a quote from the actual story.
"The Plain Dealer first reported on the potential real estate deals in August. On Friday, Cleveland developer Bob Stark said he envisions a $300 million project - plus or minus $50 million - on the Gateway District land, a 3-acre block bounded by Prospect Avenue, Huron Road and East Fourth Street."

Yet again you can see that there are going to have to be more apartments (500 in this unit) with the 98% occupancy rate of downtown apartments they need them. This project also has 150,000 ft.² for stores and restaurants with 1500 parking spaces. 

Amenities will be plentiful in the downtown area and within walking distance.  

This project is set to be open up in 2016 or the spring of 2017.

So you can see the downtown Cleveland area is really shaping up to be a state-of-the-art and hip place to live. All the restaurants in the theaters in stores prices of rental only go one way up.
