Flips in Escrow under 30 days.




Becoming a Realtor in Ohio has given me the tools to get my projects sold very quickly with my marketing and hard working approach. I did this in Arizona over 300 times. Lets look at the latest ones we have in escrow.

Strongsville Ohio - this awesome 4 bedroom 2 1/2 bath home was sold before we finished with YouTube.  The couple that bought it have two children that want to go to the Strongsville Schools.  We got a full price offer and it will be closing in July. This property took a total 150 days to complete and sale for full price.Netting over $15K

Orange Village Ohio- This huge 5 bedroom 2 1/2 bath sold for $344,000 and the net on it was over $35K+.  This property was purchased by a professional young couple that want to start a family. I met them twice at an open house and they decided that they wanted to purchase it.  Again working hard at the marketing end got this property sold. We also had a brokers open for the Realtors in the area to come and see the property and give us feedback. We completed and sold this property in 5 months.

Moreland Hills Ohio- We had this property listed for 88 days and this property was sold to a family that needed the extra suite.  This property was listed by another agent that did a very poor job of marketing the property and making sure that open houses were done.  We did 6 open house and sold the property through a property website that I set up. This property will net $12K+

Understanding that Marketing is done daily



I am constantly getting new ideas out through marketing.  I blog like I'm doing know go to forums and study software that is geared to SEO rankings. Everyday I get up I think of ways I can market my business through many different channels.

The other thing that I like to do is listen a lot of experts on Podcast through Itunes.  I mean it's free and there is a lot of great content to listen too.  I was listening to one I often listen to and got the idea of my new business and also bought the speakers book.  I have always marketed and done well at it but now I'm going to make it my business to help other small business's succeed.  The only way to do that is to get folks to know who you are.

I had a business before the internet that is still open today.  I started this business in 1990 out of my garage in Arizona.  It is now called http://gooberpetdirect.com/, I got the name from my dog at the time Goober.  First of all how could you forget that name?  It was fun and I actually had a newsletter that went out monthly called Goober News that was jammed pack with stories, pet of the month and specials.  It was like a catalog that continued to get me new clients and higher sells.

My average ticket at the time was 3 times that of my competitors because I did certain ads that helped them add on to there food purchase. One example was I found a seller of these huge dog bones with meat baked on them.  My cost on those was $1.99 I sold them for $5.99 or $3.99 with purchase of food.  I could not keep them in my store.  I should mention we were a delivery service and that when I sold the company my sales were in the millions.  I was also getting over 150 new clients a month and already had 6,000 in the computer.

I have grown two other companies to millions of dollars in sales.  The way I did that was understanding marketing everyday and making sure my service and products were getting known.

Negotiating a contract when Selling



Negotiating is a key component to buying and selling real estate.  We had a property in Beechwood Ohio that got what I thought was a ridiculous offer.  Instead of just turning it down we Lori immediately sent over a counter offer.

In the mean time I ask Lori to let the another Realtor to know we had gotten an offer and if their clients were interested they need to move now. Lori called the Realtor and informed her that we had another offer.

During the negotiations the 1st buyer came back with a higher offer.  It was still low though and the Realtor that we had informed of the offer sent a full price offer.  That made the investor another $40,000 on the deal.

When you are negotiating try to think of anyone who was interested in the property and let them know you have other interested buyers also.  This may get you another offer on your property.

Another deal I sold in Lakewood the listing Realtor called me with a low ball offer and immediately wanted me to disregard it. I ask her about the buyers and where were they moving from?  The family was moving here from Chicago and needed a special home for their large family.  Knowing that I countered their low ball offer and got very close to asking price.

Part of negotiating is knowledge of the buyer and seller.  How much do they need the property and how much can you gauge they my want it? Getting this type of information is crucial for your bottom line as an investor.

10 issues affecting real estate

What are the top 10 issues affecting real estate in the coming year?


It talks about the Baby Boomers and Millennials and how they will be shaping the real estate industry in 2015-2016. Let's go over a few of them.

" On the residential side, Baby Boomers will create demand for more homes where people can age without moving. And a broader pool of active older adults is contributing to demand for mixed-use projects, city living and urban-style amenities in the suburbs - a trend evident in cities including Cleveland, where some suburban homeowners are selling their houses and renting apartments downtown."

I think it is true that the baby boomers are going to create more demand for for certain types of housing that fit their needs. I don't know if I agree with the renting apartments in downtown by older adults.  I would guess they are talking about single older adults.  If that does become the case rents will increase and inventory downtown will also.  This will create a larger area around downtown in the rental base pool. The area will probably include the Tremont area also.

The second piece of this story is Excess Capital from international investors and what they will be doing with it in real estate. 

" 2. Excess capital supply: Overseas money continues to flow into U.S. real estate, from investors who live in countries with high savings rates and few safe places to park money. Apartments continue to be a hot commodity for these investors, but people increasingly are looking beyond commercial to residential properties"

I think a lot of the foreign money will be going into the rental pool and buying homes for their children that are attending college.  Purchasing real estate for their college children will also give them a place to stay in the Cleveland market..  There are a lot international business's that do business in Cleveland and it is growing.  International business will not want to pay the excess for downtown rent they will purchase instead.  This will help the resale market and put pressure on the local housing inventory.  Ohio City area will really grow quickly because of this.

These to parts of this story really play a key factor in the growth of the real estate market and how it will be purchased. A great example is Bedford Ohio which is 20 minutes from downtown and there are no rentals available at all. This is a sure sign that surrounding areas of Cleveland will be effected in a positive way for real estate. Brett Young Coldwell Banker

What is a turn Key System?

 

 

 

Turn Key systems are just that systems.  The one I am most interested in is Real Estate.  A turn key system in real estate is a way for you the investor to have all the tools or access to those tools. Tools being all the elements you need to have access to to be successful in your property investment.

Turn Key Systems are systems that help the investor finish and maintain their portfolio whether is is a cash flow or flip. Let me give you an example: A client called me and asked me to look at an inspection that the city had done.  He had purchased this property from me about two years.  After going over the inspection with him the cost was going to be around $200 to repair the items. After two years that is excellent and he had made a great return. It also shows the quality of our work.

The turn Key system worked there because my company talked with the client and offered them assistance if they needed it.  I have another client that got a high quote on a repair on his property that he had purchased from me 4 years ago and I am going to save him some money on that project.  That is a Turn key System.  His tenant has been in his property for 4 years.

Turn Key Systems are not ones that just help you locate a property and then after it is finished they can't really offer any more assistance. Investment Clubs and Providers sometimes just want to make off the property and tell you that they are going to take someone off their list if they hear anything bad about them.  Who couldn't do that? How does that help you in the long term? Having a company to deal with in the life of your property is needed to be successful.

The cost of the properties is around $40,000-$50,000 dollars.  The Rehab is $20,000-$30,000 on these properties. The rehab is mainly updating the property based on the other sales in the area.  We look at those to know what type of rehab is needed to ensure the sale of the property.

The sales price on these properties is $100,000-$110,000.  Again the days on market is 60 days or less.

So lets break down these flips and what you can expect:

Gross Profit_______$30,000
