Home buying will become easier



Here is what I predicted would have to happen to get the home sales market back. The lenders have some new rules that will help. This story comes from http://www.cleveland.com/ by Teresa Dixon Murray, The Plain Dealer.

It points out the buyers will have much more information on their loans and their options on them.  This will help them understand what type of property they can afford. 

" Getting a mortgage is an ordeal and often feels "like a mystery," CFPB Director Richard Cordray said in a written statement. "It is time consumers have more power in the mortgage process, and our new forms and online tools will help make that a reality."

The new forms and information that they talk about will bring to front all the closing cost and fees on the borrower for the loan.  I know I have been shocked myself at a closing where the buyer sees their loan fees for the first time. That is not fun to deal with.

" The documents will "use plain language and were designed to make it easier for consumers to locate key information such as the interest rate, monthly payments, and the costs to close the loan," according to the CFPB."

This will get you a more informed buyer that will be able to talk shop on their positive experience on getting a mortgage. This will help home sells in the future and get more informed buyers.  I mean have you ever seen all the pages in a Home loan? In one instance a buyer called me and ask what he should do about seeing his mortgage papers.  He was related to me and getting a refi. He had tried to get a loan from another family member that was a mortgage broker.  After he looked at the $10,000 in fees his relative was making, we decided that he might want another lender that would save him a lot of money. That is what he did.

In the whole scheme of this market this really helps the home buyer and the sale of real estate.  Having this information will help the transactions go smoother and faster. Getting the personal touch in real estate



When your looking a purchasing real estate your going to spend a your hard earned money make sure your with a personal Realtor.  Looking for a property and getting the right one takes time.  When you buy that property you need to make sure that you have a company that will be with you for the life of your property. Realtor's have small companies and can detail a plan that meets your investment needs.  You want to also make sure they have been in the business more than 10 years( I've been in the business for 30 years).  Lets go over some other questions that people have about our business.

1. Do you also have to go to investment seminars that take all weekend and say they will find you the best real estate available?
     No you do not local Realtor's that are in the business are easy to find on the internet.  You need to have what you are willing to spend and compare the returns on your rent or flip and the trend of the area.  The trend shows you the area is going up in price not down. A seasoned Realtor should be able to send you a CMA of the area to show you the price structure of that area.

2. Does joining large groups get you a better deal on buying your property?  No spending your weekend asking questions is just not the way to buy real estate.  Dealing with one of the local Realtor that have knowledge and success in the area are easy to find.  Think about it all you have to do is browse the internet and find that Real Estate Company you may like and interview them.  The large companies also tend to send you to areas that they get paid for (they call it recommended areas).

3.  What type of market are we in? We are in multiple types of markets. In some cities you have a sellers market and others you do not.  You always want to look at the days on market in the sellers areas.  I like to see 60 days or less.  Those may also be the best areas to buy Cash Flow or Move in yourself if you can to have a great equity position in your home.

4. Buying Owner Occupied foreclosed homes is better for me why? Foreclosed homes always have to be offered to a home owner or someone who wants to make the home their own.  This allows home owners to get the best deal and have equity after the rehab is complete. I personally am getting $30,000-$60,000 equity for my clients for this type of real estate.

Getting you the personal touch in real estate can only be done with Realtor's who are in the business. Why For-Sale-by-Owner Sales Fail



Here is a story form http://www.realtor.com/ by Michele Lerner that talks about the whole for sale by owner issues. 

The 3 main issues I liked that she pointed out was first the whole pricing of your home.  Have you ever talked to someone who knew someone else that said a property in your neighborhood sold for some price?  I know I have.  I had a listing appointment one time and the Gentleman's home was worth in the mid $200,000's at that time.  He had went to some million dollar home open house and decided that his bathroom was nicer that the million dollar homes bathroom.  

" A Realtor has access to market data about recent sales and other homes on the market that can be used to price your home appropriately. Studies show that homes priced right when they’re first listed sell more quickly and for a higher price than those that linger on the market."

He informed me that his home was worth at least a million dollars because of that.  I didn't get the listing or want it.  That is what happens sometimes with for sale by owner properties. They over price them. Professional Realtor's bring you a report that shows what is selling in your neighborhood and how your property stacks up to your neighborhood sells.  

The other huge issue is marketing your property.  Marketing is a lot more than just adding your property to the MLS. It also requires phone calls to agents that have those types of clients and networking with your agents in the office you work.

"Realtors have professional marketing expertise, contacts with other Realtor's who work with buyers, and the support of a brokerage that can market your home more widely than you can as an individual."

Lastly is the legal issues you could face representing yourself in a real estate transaction. Getting all the disclosures and issues handled when your selling your home may be daunting at times, but it really covers your back side later.  I have dealt with buyers and buyers agents after the sell of a property and usually I can handle any issue that they may have after the sell of a property.  Most of the time my clients are golfing or snow skiing according to what time of the year it is and enjoying their new home.

" Most buyers today work with a buyers’ agent to represent their interests. If you choose to sell your home on your own, you’ll be negotiating with a professional and relying on your own skill to finalize a contract. Not only could you end up selling your home for less money, you could leave yourself open to potential legal problems unless you have the contract vetted by an experienced real estate attorney.FSBO transactions can be successful, of course, but 90 percent of homeowners prefer to work with a professional rather than risk an unsatisfactory home selling experience."

The game is rapidly changing in the flip real estate market.  In the hot areas homes are going fast.  Lori looked at one yesterday that just went on the market and there were already two offers on that property. They want all offers in by noon today.

The properties I looked at also had multiples on them. Getting high prices on your repairs?

Struggling to Make Money in Real Estate with Investment Clubs?

 

 


Making money in real estate does not mean you have to buy all the tapes and videos or join an investment club that tells you how to invest.

Let's look at both these scenario's and then what the solution is.

Videos and tapes that are sold at investment seminars are usually already out dated when you purchase them. Remember the real estate market is always changing. They also teach really basic information that most Realtor's could tell you for free.  These seminars also have a ton of extra cost you could purchase. For Example coaches that will help you find the real estate that the programs are supposed to teach you? I really question that type of information and who's best interest they have in mind. Also how many properties have their coaches done themselves?

I have one client that claims to have spent over $100,000 of these types of programs and he is just now learning the true way to do it. They had him looking at properties that did not have any income potential, and wasting a lot of money and time doing it.   We are bidding on our first property and we will be getting back the $100,000 that should have been spent buying income property.

Investment Clubs that tell you where to buy for profit have another huge problem.  They teach you to only buy in the areas they recommend.  The only areas that they usually recommend are one they are being paid for. They have affiliate mangers, property manages,Contractors, Seminars, Office expense, marketing expense and many other overhead expenses.  Their seminars are free but they charge the people they buy properties from a very healthy sum, that is why their called affiliates.  How do you think they pay for all those people that work for them?

I know one of these groups have a Realtor that used to work for me.  I don't work with this Realtor anymore because their main purpose was to chase the dollar not the results. Also the company they work for charges $4,000 per home to their affiliates(Someone in an area that pays the investment club for business).   This Club sales 15-20 properties a week.  That is $4,000 a property or 20 x 4000= $80,000 a week!  You need to get into that business instead of buying their real estate. Rememeber real estate is a detailed business and you need to make sure that your properties are getting detailed attention.

 

Check out Resumes and understand that they need to make money. For example see how many properties they have purchased themselves? How many properties they sold to people in the retail real estate market. What I mean by that is have they dealt with actual buyers in the open market.  I am taking a couple out now that will be purchasing a $300,000+ property. It's important to understand the market and what potential buyers are looking at.

My system doesn't require all those want to bees taking money from your investment.  It will create a market were you will be able to buy and understand this market.  You save $4,000 right from the start.  We are a small company and will get commissions from the purchase and sale of your property.  If there is some rehab we make a very little profit from that. August brings strong home sales to NE Ohio

It talks about the August sales.  They were up 11% from last year. Here is what he said about it. He also tells what real estate agents fell about it.

"If you spot any real estate agents doing a victory dance, here’s why: August was the strongest month for home sales in 10 years, according to the Ohio Association of Realtors."

" OAR reported the sale of 14,056 units in August, an increase of 11% from 12,669 in August 2014. It is a big benchmark in the region’s long, slow recovery from the housing bust."

This shows that the Cleveland market is still going north on home sales and the days on market has went down.  To me that is a key factor to more profit.  It went down by 32 days.  That helps keep your holding cost down and keeps your money moving.

" The market in Northeast Ohio was so brisk that average market time for both categories of housing fell 35% in August to 59 days from 91 days in last year’s like month."

The inventory has also been shrinking and that also effects the pricing in this market.  Cleveland has cities that really do not have the room to build new subdivisions. That means that the inventory that is there is all you have unless you start tearing down properties.

" Inventory is tight, Friedman said, but she felt the market was helped by the opening this year of luxury apartments at The Vue and the fourth phase of Four Seasons in Beachwood"

 The Four Seasons are luxury rentals that help with the low inventory.

"Stark and an entourage from his Cleveland-based firm led a media tour on Wednesday, Sept. 9, inside two just-finished model suites at Ovation, the name given to 318 luxury apartments above storefronts in part of the Westlake project’s next phase and in other, existing parts of the mixed-use development."

You may want to see a movie after shopping to get a break : ).  They have a giant theater that you can choose from all the top movies.  Get your tickets early though the top movies tend to sale out quick.
