Ohio home sales hit record January levels; prices keep inching up



This story talks about the the health of the real estate market in Ohio.  My favorite place to find that is http://www.cleveland.com/ by Michelle Jarboe, The Plain Dealer

The growth in both home sales and home prices are going at a healthy pace. 

"Stripping out those adjustments and calculations, buyers purchased 8,031 new and existing homes in Ohio last month. Sales were up 13.4 percent from January 2015, when purchases totaled 7,085 houses and condominiums."

I have noticed that the homes are getting sold a lot faster in the northern Ohio. I think it is because of the economy and the affordability of homes.  For example you can get 3000 SF homes in a nice area for around $250,000.  That is a 4 bedroom 3 Bath property. That is very affordable for most home buyers.   

""Home sales activity throughout the Buckeye State is extremely robust," Sara Calo, president of the statewide association and an agent with Howard Hanna Real Estate Services in Mayfield, said in a written statement."

Prices are inching up in the Cleveland metro Area. My last 6 properties that I sold for my clients were under contract in 32 days or less.  These were remodeled properties in nice areas.  

"A nationwide index, meanwhile, was up 5.4 percent in December, when compared with a year before. Among 20 cities tracked by the S&P/Case-Shiller Home Price Indices, Portland, Oregon; San Francisco; and Denver continue to lead the pack, with annual price increases of more than 10 percent. The Washington, D.C., area is seeing the slimmest growth, at 1.7 percent for last year. It is the only market where price increases aren't topping the pace of inflation."

Some cities are in the 10% area on appreciation.  This is what Lawrence Yun, chief economist for the national association says

""The spring buying season is right around the corner, and current supply levels aren't even close to what's needed to accommodate the subsequent growth in housing demand," Yun said in a written statement. "Home prices ascending near or above double-digit appreciation aren't healthy - especially considering the fact that household income and wages are barely rising."

Get into a market that has steady growth and is affordable.  We like two cities for that Phoenix Metro and Cleveland Metro. They are nice areas to live and invest in to have that financial freedom you want.  We base our assumptions on the growth of amenities and the economies in these cities.

Closing a home after you get a contract



There are a lot of things that go on after you have got a contract on your home.  The first is the buyers agent then orders and home inspection on your home.  This is a sometimes stressful experience for the seller.

Sometimes there are things that come up during that inspection that need to addressed.  I know there are some agents that are not there for the inspection for their buyers or sellers.  Being a Realtor myself I am always there during the inspections whether it is a buyer or seller. I want to make sure my clients best interest are met.

The reason why I am so that I can see exactly what the home inspector is seeing and know what might be the issue.  95% of the tine it can be resolved and the sell gets done. I have had to really work hard at times to get the buyer and seller to agree on what needs fixed.  It usually comes down to a dollar amount that the buyer will except to get all the repairs finalized.

After that comes the appraisal. I always get comparable sales in the areas if I think the appraisal may be an issue.  I simple email them to the appraiser and I also send before and after pictures on a rehab.  Fortunately I have never missed a appraisal in my 16 year career. Getting your property sold in this market takes two things.  The right price and the right Realtor. I was with a potential client Friday that wanted me to look at a home that he had on the market, and was having a open house going this weekend. As we went by the home I noticed there was no for sale sign in the front yard.

I ask my potential client why there was no sign in the front yard. He informed me that the Realtor did not want the sign in the yard because it cost $80.  I though that was a ridiculous that the Realtor listed a property and did not even put a sign in the yard.  I would really question the marketing ability of that agent and there confidence in selling his property?

When you are looking to sale your property make sure that the Agent has a marketing plan that sales your home.  My last six sales I had contracts in 32 days or less. Everyone of them closed and had a successful close of escrow.

Bathrooms can kill your properties value

 

 
 
I was at a investors home lat night that flew in from China. They had purchased a flip home in a good area.  I went through it at 8 pm last night to look at it with them and give them my opinion.

I noticed that there was no master suite and only 2 bedrooms in the upstairs area.  The home had a built on addition on the home that we could make a master suite with. One of the two bathrooms were right next to it.  We reconfigured the addition area and figured out that the bathroom could be with the new master bedroom we were creating with the addition. This added a new master suite and first floor master bedroom.

The home needed one more bathroom and we added to addition on the side of the home. That would give it 3 bathrooms.  After 1 hour of looking at the area in the home, we had made it a 3 bedroom 3 bath with a huge kitchen.  I also informed them of what I thought the cost of the construction might be.

On a side not there was a home that was listed in the area that was a 1 1/2 bath.  The home had been on the market a while.  I believe that is because of the bathroom situation.  A common family needs at least two full bathroom to sale at the higher prices.

Adding a bathroom can really make or break your top price for your home. Especially when you only have 1 1/2 baths in your home. Customer Service is everything in Real Estate!

 

 

A lot of people talk about their customer service others just do what needs to be done.  I wanted to go over my services and how they help find you the right real estate for them.

When I get buyers I talk to them about their needs in real estate.  After we find a home there are updates weekly by email or video.  Answering my phone when a client calls is also important to ensure that I understand my clients needs.

I deal with a lot of out of state clients that need that type of care. Sometimes we have over 20 properties we look at with our clients before we get that perfect deal. That requires a lot of time and searching everyday for that perfect home.

Just yesterday I started at 10:30 am to get a quote for a client in the Highland Heights area.  I then met with a client and had lunch to talk about getting him a property.  After lunch I looked at 2 properties in Parma Heights and Brooklyn. On my way to Chagrin Falls to look at two other properties I conference called a client to go over their questions. After Spending 2 hours looking at the 2 properties I came home and comp'd a property a client was thinking of purchasing. We then had to start bidding on a Hubzu for a property a client wanted.  I also sent a property to another client and all the approximate numbers so that could make a decision. I then kept my lap top bidding until 10:30 pm last night and talking to my client during that time.

That is what customer service is.  Today I need to go look at more properties and get a video for one of my clients.  I also have to set up an inspection and call some Clients and agents,

Cleveland-area home sales were up 12.6 percent in January

 

 

 

 

Real Estate price increases and low inventory remains the case for January 2016.  Prices are up 12.6% from the same time last year according to http://www.cleveland.com/ by Michelle Jarboe, The Plain Dealer

"In January, houses sold for as little as $1,500 and as much as $2.1 million. The average price was $133,378, up 5.9 percent from a year before."

That is a great sign for this year and shows that housing is moving forward. Let's face it $133,378 for most areas would not get you much of a home. In the Cleveland Metro area you can get a nice 3 bed 2 bath ranch home in a nice area. That is why there is still so much room for equity to grow here. Especially with the downtown area that is getting very nice.

You have to also look at the mortgage rates and how low they are...that is also helping drive this .  I do think that the mortgage rates could stand to go up some to attract new lenders. At the current rates new investors for these mortgages are not present.

We are closing a home in the Lakewood area that cost around a $100,000 to first time home buyers. They decided that the rental money they were spending would be better off spending it on a mortgage.

Cleveland is a Tech Cities You Should Consider

 

 

 
 
A lot of tech companies are moving into the Cleveland area and they understand the benefits of living here.  Cleveland has many companies moving here because of there incentives for these start ups.

Cleveland downtown has been upgrading since 2006.  They have some of the most modern tech upgrades that really encourage new tech start ups to look at.

It’s known for the Rock and Roll Hall of Fame, the successful steel manufacturing industry, the NASA Research Center, and for having some of the best healthcare facilities in the US. With the market tightening up and inventory getting a bit tighter, I will be looking at Flips daily. I will be looking at some properties that will range from $130,000+. These properties are from 1965-1992.  They will have a good equity position when we purchase them.

These properties will also be light rehabs that should take 2-4 weeks to complete.  The key is getting in on these bids. One of the best cities mentioned in this article in http://www.mpamag.com/ by Justin da Rosa is Cleveland Ohio.

This article talks about cap rates and how real estate performed versus the stock market. It also talks about the new millennial and senior buyers.

“Other asset classes under performed in 2015, while single-family rental investors saw healthy returns in terms of income and appreciation in markets across the country,” Steve Hovland, manager of research services at HomeUnion, said. “Favorable supply and demand fundamentals and shifting views about renting among millennials and seniors, created increased occupancy rates, which resulted in higher rent prices.”

The rent cap rates in the Cleveland metro area are among the top 10 markets in the nation.

"The top 10 markets to invest, based on cap rate, are Memphis (7.3%), Oklahoma City (6.9%), Pittsburgh (6.4%), Cincinnati (6.4%), Houston (6.1%), Indianapolis (6%), Cleveland (5.9%), Baltimore (5.9%), Milwaukee (5.9%), and Tampa (5.9%)"

Memphis and Oklahoma city I would look at the local job market and make sure that the area was getting a lot of different industries moving in to help keep the rental market healthy.

All but those two cities have the jobs and economy to keep cap rates solid.  Cleveland's economy has been steady and getting better in some areas.  The downtown is driving the rates. Cleveland downtown is one of the best cities and they are still building both retail and residential to satisfy the needs of business's and home buyers.

Getting your home sold is more than just listing a property.  I do a lot of remodeled homes and I get videos every week that show the progress of the remodel. This is a great way to keep the owner updates and advertise the property. I have actually sold a few properties from just that videos i post on YouTube.

I also write this blog that a I advertise my listings on.  When your getting an agent to sell your home look at their marketing plan.  There are a lot of canned marketing plans that real estate companies put out.  Some agents just have a staged type of marketing plan.

Marketing plans need to be implemented.  For example I pay Zillow to have a premier listing.  That allows my listing to get more exposure.  I have other social media advertising that I personally do to get properties sold.

The other item that needs to be addressed does the agent answer their phone when it rings.  That is so important when you are selling a home.  The buyers agent might have a question about the home that can get you an offer.  Answering the phone can get questions answered that can help you get an offer quicker. If the phone is not answered that buyer might find another property to purchase.

Your property needs inspections and appraisals that agents need to be involved in.  For example I send all the before and after pictures to the appraiser to let them see all the remodeled that was done to the property.  I also send comps from that area to ensure that the appraiser has them.  A lot of agents do not get involved in that process and sometimes it can get you in trouble.
