Sold Flip Property! Under contract 4 Days

This is a property I ran out and looked at when it came on the market.  We offered a price and got the property and rehabbed it.

The property came out amazing and only had two items in the home inspection that they wanted repaired.  We really look out for the problems that might arise in an home inspection. We sold another flip last week and there were no repairs required!

This property also over 40% net profit! I have a very happy client that already has another flip property under contract. We purchased this property for $94,000 and sold it for $174,900!  When you add the rehab it is a very handsome return for our client.

It's a Sellers Market!

Me and Lori have personally seen a sellers market in both Arizona and Ohio.  This month we have 7 homes in escrow and need 4 more homes for clients.  We are both taking clients out Saturday to look at properties they need to buy immediately to live in.  We are closing on two properties this week one is a cash deal and the other is financed.

Our listing in Brook Park was under contract in 2 weeks and we had the first contract fall out because of financing. We got another contract on the property just a few days later and the closing is going smoothly. We are also closing a home in Avon Lake this week that was under contract in 4 days. That is why I say it's a sellers market in some areas.

When there is a sellers market you need to be ready to buy a home that makes sense quickly.  I am packaging up a home I looked at yesterday to get out to some clients.  These clients are ready to go and have cash.

Every morning I have to look at all the new properties that have come on the market and some long days on the market ones also.  I have to go look at the home and get a rough idea of the rehab cost.  After 300+ flip properties that I have seen from start to finish helps me have a better understanding of the rehab.

Looking at what a property is really worth

One my great clients sent me a wholesale deal that was available in Phoenix Arizona yesterday.  The wholesale
Company Claimed the property to be worth $170k-$175K. The wholesaler said they were giving my client first crack at this wonderful property.

I ask him to send all the details to me.  After I compared the properties and looked at what had actually sold in that subdivision the property was really worth $149k-$155K. In Arizona the appraisers get their Comparable's from the subdivision instead of area first.  If there are no comps they look at the area. In this case there were comps in the subdivision.

The 4 comparables they sent him were as follows....Not in the same subdivision, 2 were pending(so you really don't know the final sale price), 3 of them were about 200 square foot bigger than the comparable, They also had driveway's in the front of the homes (The property they had for sale had it in a alley).

That's why it is so important to really get an experienced Realtor that understands areas to make sure that your really getting the right value. Every morning I look at real estate to buy and go through all the comparable's to understand the value.Doing the right upgrades and understanding the areas takes years of experience.

For example I looked at a property yesterday that could be worth $199,900-$225,000.  The key was the updating and adding a bathroom.  This property just did not have enough bathrooms to make the $225,000 mark.

So please always ask a Real Estate agent that is in the business for at least 7 years and make sure they have handled the type of real estate you are buying. Most wholesalers are not licensed.  They do have good deals sometimes, but you need to check with an independent agent.

Cleveland Metro is one of the most affordable places to live!

Let's face it housing is getting scarce and expensive.  I was reading an article today that the Fire Fighters in Silicon Valley were finding it hard to afford housing in their city.  They make under $250K a year and cannot buy a home..... Click here to view that story

In Cleveland it is the opposite you can afford a home and a lot more of a home.

 Looking in the Strongsville Ohio are that has a award winning school district and 40 min from downtown Cleveland. Strongsville boost one of the top 50 malls in America.  Very new look and all the amenities you can imagine.  Homes in this area range from $200,000-$250,000 and have 4 bedrooms and 2 baths. In Solon Ohio you can get homes from the mid $200's to $2 Million.  The properties have great schools and amenities.  The key to all these types of cities is the communities.  They have a small town fell with big town places. Solon you can get a home under $200,000 that is 1600-2000 SF 3-4 Bedrooms and 2-3 bathrooms.  Solon boost a great community and 30 min from downtown. Click here to view city site

Want to go upscale?  Chagrin Falls offers a postcard downtown with great eateries and of course water falls. You will be in the $300's in this area. That will get a great schools and super places to hangout....Starbucks is downtown and you can catch a play at the playhouse if you have that desire. Lastly I wanted to mention Westlake is also a great city.  It is larger and has Crocker Park shopping and you can live in that shopping area for $300k-$700K.  Don't worry you can live near it for $250k-$300K in 2500Sf+ homes that offer luxury living and close to everything! 5 Tax Benefits of Owning a Second Home

With the tax benefits of owning a second home somewhat confusing I wanted to share this article I found in by Renee Morad lets go over some I think you may not know about but need to. I really think that the tax benefits you can get is a bonus, making money and the profit in the home if you sale is the most important part of any Real Estate purchase.

"If you rent out your second home for 14 days or less over the course of a year, that rental income is tax-free—and there’s no limit to what you can charge per day or week. Score!"

If you have a second home you can rent that property out for 2 weeks a year and it is tax FREE! Just make sure you have all the insurance and deposits to cover any unforeseen damages.

Also any home improvements to that property has some special ways you can write off that expense according to this article.

"Is your second home a fixer-upper? If you want to spend the off-season making improvements to your hideaway, you can deduct the interest on a home equity loan or line of credit."

You can deduct the interest on the money you may have borrowed to get those improvements done. One huge exception is

"For starters, there will be a limit on the amount you can deduct if the home equity loan on your main or second home is more than $50,000 if filing single or $100,000 if married or filing jointly."

You can't make a lot of money to deduct it.  You do need to keep all those improvement that you add to your property so that you can deduct that from the profit you make when you sell.

Either way Real Estate does not always need to be complicated! Buying the right real estate in the perfect locations that can get you equity growth will make you profit! In the end it's ok to pay taxes when your making money.

Guess what area is in the top ten places to be in if you are a Real Estate Investor? Cleveland came in at #3.

This article goes on to say

NAR HOME Survey Underscores Need for More Single-family Home Construction

Great article from by Adam DeSanctis that talks about buyers wanting homes and the need for new builds.  I have noticed in my travels to all the different cities that new homes are being built.

"Lawrence Yun, NAR chief economist, says the survey findings call attention to the glaring need for more supply of single-family homes. “The American Dream for most consumers is not a cramped, 500-square-foot condo in the middle of the city, but instead a larger home within close proximity to the jobs and entertainment an urban area provides,” he said. “While this is not a new discovery, supply and demand imbalances and unhealthy levels of price growth in several metro areas have made buying an affordable home an onerous task for far too many first-time buyers and middle-class families.”

In Ohio there are a lot of new builds going up usually that are under 100 per subdivision.  The cities are land locked and cannot build the larger subdivisions. Pulte homes is one of them building one subdivision in Twinsburg Ohio (30 mins out of Cleveland) that will consist of 95 homes.  They range from $336,000-$600,000+. That city will benefit with more equity in the existing homes. There many other subdivisions that are being built like this throughout the Cleveland Metro area. Still not enough to cover the last 10 years of no new build.

In Arizona they are building a lot of subdivisions on the out skirts of Phoenix.  Queen Creek Arizona for example is building 1000's of home.  The key to Phoenix is the drive time to where people work.  Queen Creek is 45 -60 min to downtown.  When you get to central Phoenix there are not a lot of places to build.  The prices are going up in those areas.

"Renters lose optimism about now being a good time to buy

Heading into the spring buying season, NAR’s survey found that compared to the December 2015 survey the same share of homeowners (82 percent) but fewer renters (62 percent versus 68 percent last quarter) believe that now is a good time to buy."

Do you need to remodel your home before you sell?

Found a great video on by that talks about what to think about when selling you property.

The first question that is a very good one,  does your property stack up against other listings in your market?

 For example home bathrooms do you have verses your competition.  I was watching two properties in the Lakewood area that were close to the same size and area.  One of the properties had 1 1/2 bathrooms and the other had 2 1/2.  The 2 1/2 bath property sold in 32 days and the 1 1/2 sold in 300 days.  Both properties had similar remodels and layouts.  The 2 1/2 bathroom was not in as good as location and sold for $17,500 than it's neighbor had just sold for. Bathrooms do make a big difference.

With the new homes being built a lot more these days you need to consider them if they are close by.  They have all new everything and they have better loan options and help with the down payment in most cases.  If the new builds are considerably more expensive than yours, it could help you a lot with the sale of your property.  This is were the marketing comes in to play with your home.

Getting your kitchen remodeled is also a big key factor.  It may be profitable to get a new kitchen when you sell.  They can cost a fortune or can be reasonable.  We can put kitchens in homes for around $10,000-$15,000.  It all varies in what you want and need to get the better price. Look at the homes that are selling for top price, see how your kitchen stacks up.
