I know what your saying all Realtor's are the same. When a Realtor gets a Real Estate license that only means that they can legally do real estate business. The license does not teach all the ins and outs in a real estate transaction.

Every type of home and transactions are uniquely different and if you don't have an experienced agent on your side it can cost you money. It like the TV show Suits if you have great representation you will be the one who benefits from that.

We just got through doing a sale of a home that was a VA loan. The loan officer was not all that detailed and did not communicate any issues until a few days before closing. The appraiser wanted some steps built on the back patio and the had to be concrete steps. Usually that would take a while to get done.  Because we know a lot of contractors we got the steps done in 1 day and closed the home on time, That is a huge difference in services that are tailored to you and your properties needs. If the seller was not using our service how long would it had taken.

Tailored services are services that you may need to have when buying or selling a home. We just found out a air condition unit in a home we have listed went bad.  The seller is out of the state, and does not know were to buy a A/C unit for less money.  I will be taking care of it tomorrow and save him 50%-60% on the cost of a unit.  That is because we have bought a lot of units and know were to get them.

The Legal Benefits of Using a Licensed Real Estate Agent



Nice informational article from http://www.zillow.com/ by AVVO  that talks about the benefits of using a licensed real estate agent. A lot of home buyers think that they can navigate through and get a better deal without using a Realtor. Nothing could be further from the truth.

"If you give an agent who is representing you an instruction with any financial implications (more about what constitutes “representation” below), they are obligated to follow it, even if they strongly disagree — as long as it’s legal and doesn’t contradict a contractual agreement"

This is true and I think that every good Realtor always follows instructions from their clients.  I had a client that had to sale and buy a home.  All the closings had to be on the same day, because he was using some proceeds from the sale of his home to purchase the new home. He gave me strict instructions and I did them.  After we had his home under contract I found them a home they liked and we purchased it. Both closings were finished on the same day and my clients now live in their new property. Behind the scenes I worked with the other Realtors and we formulated a plan and stuck to it. This was a huge benefit for all the buyers and sellers in these two transactions.

"Your agent is obliged to put your interests above those of anyone else involved in the deal — including themselves."

Again another reason to use a Realtor.  Doing all the paperwork and getting the home inspected,appraised, and checking on credit worthiness of all the parties from the open escrow to closing. There is a lot of work done behind the scenes that people do not see.  This takes a lot of time and effort. For example Lori worked to get paperwork in and meet an appraiser at the home for the second time to get some stairs approved. We also had the contractor that could repair the stairs and handled that also. All this had to be done to get this property closed.

"Your agent must protect your confidentiality. That means they can’t share any information about you or your situation (without your permission) with any other party to the deal."

This is a great benefit also. I never ever discuss my clients with anyone. Keeping their information confidential is paramount in a Realtors world.

Realtors also help you enjoy the transaction instead of having to deal with all the aspects. You can focus on the home and what you want for it. They also provide sold properties that match your potential buys so you can make an informed decision. They also usually know the new properties on the market and what homes will be listed soon.

Can Real Estate Rentals Add to Retirement Income?

 

Great article from https://tickertape.tdameritrade.com/ by KIRA BRECHT that talks about the income real estate market.

"Investment-home sales in 2015 jumped 7.0%, according to the NAR's 2016 Investment and Vacation Home Buyers Survey. Investment buyers last year purchased property for a variety of reasons, with an increasing share from 2014 citing rental income as the primary reason, followed by low prices, buyers finding good deals, and for potential price appreciation, the NAR said."

Investors continue to look at he real estate market for stability and income.  They also mention appreciation that might come your way. You will have a better chance of getting a better appreciation buying your real estate in the right areas. Phoenix and Cleveland are seeing appreciation in their markets.

"House prices are rising. The median sales price of investment homes rose in 2015. The median investment-home sales price was $143,500, up 15.3% from $124,500 a year ago."

Housing inventory is low and this will also keep the housing prices going up.  The new home builds are stagnate because of a lot of new regulations that make building medium priced housing too expensive. If you notice there are more luxury real estate new builds going up and less medium home builds. That is another reason home prices are going up, less medium homes to sale.

"Investing in real estate is a little more hands-on than a typical stock market investment, but it doesn't have to be. There are management companies who can take care of a property. However, these firms tend to charge a percentage of monthly gross income, so be sure to factor that into the overall costs of running the property."

I have a client who is buying income real estate in the Phoenix Market and is really making money with it.  We picked up two properties that are rented at $1275 a month and his net after Taxes,Insurance,Property Management is over $950 a month.  These are newer homes (2002) and have light maintenance. We purchased these homes in great areas that attract quality tenants.

Thinking of buying a home abroad?f

Anytime your thinking of purchasing a home and you live out the state or country, it can be a daunting process in finding the right Realtor in the local areas. For example I have a client that recently called with some issues on properties that he had purchased from another agent.

When he flew into town I met him and his partner to go look the real estate they had purchased and get them sold. I spent almost 9 hours with them and we formulated a plan to move forward.

Fast forward 3 months and their three properties that we looked at are listed or sold.  We just sold and closed one of these properties. We have the other two properties we just listed and they should be under contract shortly.

We took pictures and videos of each properties during the rehab time.  I helped with the layouts and what was needed to be updated in his homes. They also had all the reports on what properties sold for in the homes area.

What your Realtor should be doing on Sunday

 

 
Working the weekends are always important when you are a Realtor and you have homes to sale. I wanted to give you some examples of what we do and what you should expect from your Realtor.

Last night around 9:00 pm we got an offer on a home we listed last week.  It was a full price offer with some closing cost concussions. It is a good offer, but we will be countering the offer today. We helped the client buy this home and get it ready to sale.

I talked to another buyer from Arizona needs a foreclosed property they can buy and live in. One of the buyers is a remodeling contractor and can do all the work. This will enable them to buy in a nicer area and probably end up with some great equity. I am calling the lender today to get them pre-approved.

We also looked at a home yesterday for a client and will be getting an offer put together today on that. The home has a great equity position and is located in an very nice area.  The home will probably go quickly and we need to get the offer in pronto.

Me and Lori are also doing two open houses today.  They have both been advertised and we will be sitting those properties today.  One of them have a contract on them that we received last night. During the open houses I will be getting that contract finalized.

After the open house Lori will be taking some clients out that desperately need a property this week.  We need to find a property in their area that will fit the families budget.

This should be your Realtors type of Sundays, The home we have the contract on has been listed for just a week. We have a listing marketing program that puts our listing on Steroids. the system includes internet, open houses, brokers open, and weekly real estate meetings were we can showcase our listings. Working on the weekends and and answering calls is very important when selling real estate.

Golf Course Property under contract in 9 days!

 

 


We just finished the property in Bainbridge Ohio on the golf course and got a Full Price offer in 9 days. The home was totally rehabbed to be like new, The second person to look this property purchased it.


 The key to any type of buy and sell real estate is to make sure that the property has enough upgrades that benefit the potential buyer for that area. For example that property needed a very nice yard that reflected the other properties around it. We added a lot of new plants and got rid of an equal amount. That would make the new owner proud to purchase the property.

Also the marketing is important in every property listing.  I'm not talking about just the MLS, but other forms of ways to showcase your listing. For example I ran a social media ad that got over 3000 hits from potential buyers that may be interested in this property.

Keeping the plants looking nice also requires me to go and water the plants 2-3 times a week. They need to look outstanding through the escrow period. The owner will probably be driving by the property many times and it needs to look just as it did when they put a contract on it.

I will also be following up with the lender to ensure that the loan is moving along and will close on time.

There are many variables that need to be addressed during the listing and when you get the property under contract. Remember the property is not sold until the escrow is closed. I help make sure that happens

Tighter Inventory and fewer homes makes for a great sellers market

 

 

Having the real estate market that has tighter inventory and basically fewer homes to buy is really nice when your buying. That to me is a great market.  Sure I have to work harder to get buy and sell real estate, but when I do find a home it already has a nice buyer pool ready when it is completed.

In the 2004-2005 years there were way fewer homes to purchase during that time. You had to write a lot of offers to get properties. I look at about 100+ properties most days and I have to choose the ones that look like they may work.

When you find those properties we have to look at them an have an idea of what needs to be done to them in rehab and upgrades. You then have to get all the cost on getting the home rehabbed and see if it will benefit the buyer.

The tighter market makes it harder to find good buy and sell real estate, but when you do it's like finding Gold. That is because you know that the market is tight and homes in the right areas will sale extremely fast.  That is a win win for any real estate investor.

Outlet developer pursues downtown Cleveland site, near Burke Lakefront Airport

 

 

 

Great news for shoppers and Cleveland downtown residents. The articles comes from http://www.cleveland.com/ by Michelle Jarboe, The Plain Dealer that talks about putting an outlet mall by the water in the downtown area.

"Horizon Group Properties, Inc., is floating plans for a 350,000-square-foot, multi-story retail center on a city-owned parking lot south and west of Burke. The Geis Cos. of Streetsboro has been marketing the 20-acre site for the past few years, as part of a broader public-private push to remake the downtown lakefront with new buildings, attractions and public spaces."

Having the a shopping center on that lake on a Saturday with a Starbucks in your hand could make for a great day! Enjoying the downtown amenities that are already there afterwards would cap off the night. Casinos, Eateries, Playhouse Square, nigh clubs, and so much more is in the Cleveland Downtown.

"  Home to roughly 14,000 residents and close to 100,000 workers, downtown Cleveland is once again on retailers' radar after decades of shopping stagnation. Recent additions, from the Heinen's grocery store on East Ninth Street to local furniture and outdoor-goods purveyors, cater to the center city's growing residential population."

Having a place to go and enjoy within walking distance if you live downtown is priceless to the area. This will add to the already high pressure on home and condo prices in the downtown area. As always it will help the surrounding areas and there housing prices.

""In general, we love seeing more development on the lakefront," Pace said. "But we have to make sure that the quality of the development all fits together. It's not all going to be the same, but the pieces all need to fit with each other. I'm sure I'm going to hear more about it in the near future. Or, at least, I will be asking about it.""

The lakefront is the key factor for this mall.  It is easy to get people to shop, and even easier to do it by the water. Sea Port Village in San Diego has the same attraction.  People come out to shop and watch the boats and activities that water front offers.

Cleveland and Phoenix are both still affordable in quality neighborhoods. Buying a home 30-45 minutes from downtown is the perfect place to be. The Best Cities to Invest in Real Estate on a Budget
 
Here is a article from http://www.realtor.com by Peter Ortiz that talks about were to best place to buy real estate on a budget. My two favorite area that I am licensed in are on the list Phoenix and Cleveland.  Let's go over this article:

"For more and more people, the answer is to head straight out of town. Increasingly, those on a budget are looking beyond their pricey hometown cities to purchase investment properties in other, lower-cost metros where prices and rents are steadily going up."

I have clients that are living in those higher priced areas and want to purchase as much real estate that they can for their money. Let's face it how much does it cost to buy in New York, Portland. Seattle, San Diego, Los Angels, and other higher priced nice areas.

In the Cleveland Market we can get flip real estate that starts at $100,000 in nice areas and neighborhoods. These properties have good equity and they sale. For example I just got a contract on a $300,000+ flip property in less than 10 days.

In Arizona income real estate is below $200,000 and they rent for around $1250-$1300 a month. There us a large pool of quality tenants that want to rent in the Phoenix area.  The equity growth is good for both areas.

"Cleveland is delivering the best returns because the Midwestern city’s growing health care and manufacturing industries are expected to continue boosting both demand and prices for local homes, Hovland says."

The downtown and surrounding areas are upgrading in the billions of dollars, 4th street in Cleveland is one of the best streets for eateries and having fun! The downtown is also booming in new housing that has a steady increase in price.

In Phoenix you want to buy and rent.  The equity positions are growing and we just purchased a property for a client that gets a 7.5% cap rate.  He is very happy and looking for the future equity growth while he collects his rental income.
