Existing-Home Sales Jump in January 2017



Homes are selling at a very brisk pace...We have 6 in escrow ourselves and writing 2 more contracts today.  We also got two offers on a listing we have, not bad for February. January was also a great month for Real Estate home sales.

"Existing-home sales stepped out to a fast start in 2017, surpassing a recent cyclical high and increasing in January to the fastest pace in almost a decade, according to the National Association of Realtors®. All major regions except for the Midwest saw sales gains last month."

The northeast and western areas that we buy in are looking to have a great year in 2017. I had a potential tenant call me that is relocating from Texas and is having a very hard time finding a home to lease. He wants to pay $1600 a month and be in a nice are in Cleveland. There is almost no homes at all that are listed in the areas he is wanting.

It is all about supply and demand, and the real estate inventory is very low. 2017 could be a gigantic year for real estate especially if the economy gets strong. The Stock market is signaling that is going to happen.

" "Competition is likely to heat up even more heading into the spring for house hunters looking for homes in the lower- and mid-market price range," added Yun. "NAR and realtor.com®'s new ongoing research — the Realtors® Affordability Distribution Curve and Score — revealed that the combination of higher rates and prices led to households in over half of all states last month being able to afford less of all active inventory on the market based on their income." "

That is not bad news for income real estate, let's face it families need places to live. Until the inventory gets fixed the demand for income real estate in the Cleveland Metro area will be extremely high.  The Phoenix Az market has the same issue, finding homes is getting harder especially the mid priced homes. Some of the hottest areas in both states are land locked and cannot build nay new construction without knocking down the old.

"NAR President William E. Brown, a Realtor® from Alamo, California, cautions about another source that could possibly drag down inventory for would-be buyers in coming months. "Supply and demand imbalances continue to be burdensome in many markets, and now Fannie Mae is supporting a Wall Street firm's investment in single-family rentals," he said. "This will only further hamper tight supply and put major investors in direct competition with traditional buyers. Instead, the GSEs should lower overly burdensome fees (link is external) and help qualified borrowers become homeowners."

Investment Real Estate needs Property management



When you think of property management you brain automatically goes to picking up rent and making sure a home is making income from rent. Property management to me and my clients means so much more than that. For example:

Property management should also include having many different options in your portfolio plan to purchase income real estate.  My services include owner carry real estate, flip real estate, income real estate, and carrying notes on real estate.

Another client is getting his listing paperwork today to list his property tomorrow. Lastly getting back applications for a lease property. That is property management.

This weeks Real Estate Videos 2/24/17



This week has been a very busy and productive week for real estate. Me and Lori put two more homes in escrow this week. They are both have quick closes and are great deals. One home that was being bid up with a lot of buyers and we still won.  We have a great relationship with Realtors and they respect the way we do business and our clients that close them.

Meeting a buyer on Sunday that has very specific needs to where her and her husband want to live. I hope to get them their perfect home this weekend.

I showed a home to rent yesterday to two great looking potential tenants.  The home is $1150 a month and they both want the home.  I met both couples there at the same time to show the need for speed on the decision making process. Both couples like the home and are willing to sign two year leases. My client will be very happy to to see the income for two years.

When you purchase real estate in good areas you get the cream of the crop tenants. That does two things gets you great income and you equity in the home grows.

U.S. Home Sales Were Up in January—Except in One Unexpected Region

 

 

Great news for the Northeast region which includes Cleveland metro area, not so great for the south.  This study comes from http://www.realtor.com/ by Clare Trapasso,

 

" Joe Kirchner, realtor.com’s senior economist, doesn’t anticipate that the throngs of buyers descending on the market will slow any time soon."

 

"“I don’t think we’re going to see any huge increases in sales, but I don’t think we’re going to see any big declines,” he says. “The economy is still strong and we have job growth.” This means more people have the means to become homeowners.""

 

The sales have picked up quite a bit in the Cleveland metro area. I have personally sold 6 homes and listing three more properties this week.  That is north of 1 million dollars in Ohio and I have 2 buyers in the Arizona real estate market that are getting qualified to purchase a home. I am also taking a buyer out today and have 3 other clients that need real estate.

 

"“The main reason that sales are down is the lack of homes and condos and townhouses that are for sale,” says Minneapolis-based Realtor® Michael Sharp of Re/Max Results. “It’s crazy bad.”"

 

That is so true in almost all markets, if there is a lot of homes in an area for sale you might want to look at the area and trends.  They are probably not good.

 

" Existing homes were still significantly cheaper, by about 40.9%, than newly constructed ones. The new abodes went for a median $322,500 in December, according to the most recent data available from the U.S. Census Bureau and U.S. Department of Housing and Urban Development."

 

Buying used homes in areas that are getting new builds will help there value in the future for sure. I watch for new builds that go into areas and the prices. When the new homes are built out and sold it usually give homes values a new bench mark more value. New home builds almost always make surrounding home prices go up.

 

The key to getting good real estate is location,location,location. Whether you are buying real estate as an investment or to live in it is very important to know which way the area is going. Does it have the amenities,schools,jobs, and community a family would want? Knowing these important issues in a neighborhood can make or break you pocketbook in the future.

Home Sales Set New Records

This article mentions Cleveland as one of the areas that days on market is going down and so is the inventory. The article come from http://www.themreport.com/ by Ryan Schuette.

 

"According to RE/MAX, total sales in January leapt up by 4.5 percent across 53 metro areas, demolishing records previously set for the same category in the same month last year."

 

I saw a lot more buyers in the market in January. I personally sold and put in escrow a million dollars in real estate transactions. The buyers were ready to purchase a home and we found them their perfect place.

 

""Home-buyer demand is strong, and not enough sellers are listing to keep up with the demand, despite rising prices. At any rate, the beginning of 2017 continued the strong pace of 2016,” Liniger added."

 

There is a serious lack of inventory to buy and lease. I looked at a city in Ohio that literally had 2 properties for lease via Zillow. One was a condo and another was a home. Easy and Inexpensive Ways to Fix Up Your Home Like a Flipper
