Congratulations! to my clients Getting A Hard To Find Home! SOLD

This Weeks Real Estate Videos Adventures 4-29-17



This week has been all about getting homes closed and others ready to close. My buyers in Beachwood Closed their home on Thursday and are very excited to move in. They live out of state and need some help getting the home ready to move into. I am coordinating with the buyer to get all the items lined up to insure a smooth transition.

We also met with a buyer in Ohio on purchasing a new Villa on the beach in Mexico last Saturday. She purchased a nice two bedroom property in Building C and is going there in June to see her new unit. She looked carefully at the opportunity and decided it would be a go and purchased a unit. Congrads The income and luxury were paramount for her decision.

When your looking at any income or investment real estate there are 6 Key tactics to study.

 

1. Know your rents in the area, you can usually find them in Zillow, Trulia, Realtor.com. Just make sure your looking at properties that are comparable to your property.

 

2. Have a Marketing Plan together to get a quality tenant. That includes setting up times to show the property if your do not use an agent.

 

3. Look at how many rentals are in the area and know your competition.

 

4. Look at the mechanics of the home you are interested in. Make sure they are in good working order.

 

5. Know what the property needs if anything in updating and other issues that may be unpleasant for a potential renter/buyer.

 

6. Look at the area and ask yourself would you live there?

Northeast Ohio home prices post sharp March gain

"In Cuyahoga County, sales were up 4.5 percent in March from a year before. The average sale price was $153,253, up 16.1 percent from a year before."

 

That is a huge jump for 1 year and I see then going up a lot more. The Cleveland Metro area is growing and there are a lot of families that are making Cleveland their home. The areas are still very affordable also.

 

Getting ready to list a home in Chagrin Falls that the seller purchased in 2015. He cannot believe the equity that he has in his home.  He has a 62.5% difference from his present sale price to what he purchased the home for.

 

Buying income real estate in areas that you can still make 10% net on your ROI is getting harder in a most parts of the country, in fact almost impossible. I have a closing in Beachwood Ohio this week and the buyers son works for a investor that has over 3000 rentals in Cleveland Metro. He was saying that a lot of investors from New York are looking in Cleveland because of the very low returns they are seeing in New York real estate.

 

The leasing and owner carry do very well in the Cleveland Ohio Market. Most properties have around a 10% ROI on their net returns.  In Phoenix Az you can do around 6% ROI on real estate if you buy them right.  I represent both areas and have watched rents and sales in these areas. Buying right in them is crucial to your portfolio.

 

If you are going to buy a home to live in then you need to have it in the best area possible for equity growth. There are cities in every metro and areas that will always do the best their local real estate markets. Good real estate Agents will know those areas and make sure you are in them.

Renters are Feeling Rich, May look at Owner Carry on your Units

 

 

This article is about how renters are feeling about the real estate market today. This information is important to know not just for rental prices, but to understand how they are viewing future home buying. "Renters are feeling good about their finances, but they are not necessarily feeling like they would like to become homeowners. According to a new consumer study released this month by Freddie Mac, renters are increasingly likely to feel confident about their finances and their current living situation these days. In a consumer poll, only two in five renters said they expect to purchase a home in the relative near future. About a third of renters said that unless their rents rise dramatically, they will not likely move anywhere, much less buy a home, in the next 12 months. Furthermore, when they do move, they are likely to move to  a single-family rental property rather than buying."

 

Going through the traditional bank financing and getting all your paperwork together can be a bit lengthy.  Today's first time home buyers like to get things done at a much faster pace than the lending institutions. Going through all the inspections and getting the appraisals can be very stressful. You get attached to a property you really want to live in, just to have it all go up in flames because you did not fill out a paper right or took to much money out of your account during the lending process.

 

That is why owner carry financing is getting very popular! If done right it benefits both the buyer and seller. You still have paperwork to do, but a lot less. It basically works the same as a traditional lender and you have the same rights as if you had purchased it through a mortgage.

 

The seller can give potential buyers a great option with seller financing, and get more money for their properties than just selling them. When potential buyers can get financing they tend to buy and for more money. I am currently working with a client to sell their home on owner financing for top price in their market. They decided they did not want to be landlords anymore.

 

Do not think it is just lower priced homes or fixer uppers. You can do it with any home. For example we had a home sold on a 6 month option for the asking price $335,000 because the buyer wanted to live in this area.  He was willing to put down $70,000 to secure it...That was non-refundable also. He also was going to pay the top rents in that area for 6 months.

That is true about the industry, but not all Realtors including me. I have a closing this week that I have spent hours getting measurements and information for him. This client is from out of town and needs a lot of information including video and pictures of items in this home. I also had to get the appraiser to add a bathroom they forgot to add in the appraisal.

They make problems go away before their client gets wind of them. They’re working or thinking about work, anticipating problems and have solutions waiting. They are candid, attentive and completely focused on their clients."

 

You have to anticipate problems and make sure they do not become an issue when you sale. Just had an inspection on a duplex with a home on one lot I have sold. The inspector called me for an appointment to inspect the home. I talked to him for 30 minutes about all the upgrades ans the properties. I was also there for the inspection and appraisal.  My client is buying a dream home for him and his daughters, and closing this property means a lot. I am making sure that the properties do close and on time.

 

Dealing with agents who could care less about getting a property closed on time and serving their clients is very frustrating. Dealing with an agent now that has not got repairs finished to close. Very easy minor items and has not addressed them at all in 4 weeks. I will be calling his broker today to see what I can get done.

 

Keeping the deals moving for my clients without having them to know about a lot of the issues that come up on properties. The key is getting the home purchased or sold and make sure my client is taken care of.

This Weeks Investment Real Estate Videos

 

 

Another busy week in real estate and deals. My listing in Lakewood had an inspection on Wen. this week and I met the with inspector at 10 am. The buyer was also at the inspection. It lasted about 3 hours and according to the inspector nothing to be concerned with. The buyer ordered their appraisal for Monday.  The lender also informed me that the loan was moving long just fine.  I will meet the appraiser at the home Monday with sold comps in the area and finish this deal.

 

The client that is selling his Lakewood property will be closing on his dream home after we sale his property. He did try and sale it by owner and was taken for a ride with the inspection.  I came in and corrected a few things and got him a buyer that wanted the property for what it was for Income. This story will have a happy ending for my client and me. He and his girls will get their dream home.

 

In another home I am closing in Beachwood Ohio I have to go and check a few minor items to make sure they were completed. It has the appraisal done and will close next week. I have a very happy client who is moving here from California to live by his son. This home is in a very special area that has almost no homes come up for sale. I located this for my client and it took 3 months to get the deal, but we did and it will be closing next week.

Problem Homes can become your best homes

 

 When your looking for a properties to live and invest in you need to sometimes look at problem properties. Having a property that has a bad basement wall, Electrical Panel, Roof, Plumbing, aged kitchen and bathrooms can sometimes be your best buy. Let's face it with HGTV and other fake news they have a lot of buyers running to the hills on these types of properties.

 

The home below was purchased for $160,000 and Sold for $304,900. Imagine if you would have bought that home to live in? You would have a completely remodeled new home on a Golf Course. The rehab on this property was $110,000. That puts $34,900 of equity in your pocket and gets you a gorgeous new home to live in. This property is an extreme case, but it can get your mind thinking about looking at problem properties and seeing if you can get them for the right price and rehab them like new.

In the previous example we added a new bathroom in the basement, new windows,doors,flooring, kitchen,bathroom, interior and exterior paint, driveway, basically everything. It came out very nice and sold in 4 days. That home is located in a upscale neighborhood that a home owner could have saved $34,900 on purchasing it and remodeling the home.

Selling Your House? Better Prepare for the Home Inspection

 

Wow this is so true when you are selling a property! All Realtors fear the inspector, but there are things you can do to prepare for a home inspection. This article for the title comes from http://www.realtor.com

 

One of the main inspection items I like to address is getting the roof certified before a home inspection. Having that paperwork available helps you with a bad home inspectors or ones that are not licensed. I had one recently where the seller did not do that. An inspector came in and said the roof was installed up side down. When we got that report we sent a licensed roofer to look at it and the home inspector was wrong. It was a special shingle that looked the same on both sides and was installed correctly.

 

Another good thing to have serviced is your heater and A/C. When the Licensed HVAC tech does the work have them leave a receipt taped to the Heater so the home inspector has it. This at least tells the buyers that the HVAC system is in good working order.

 

If you have an old electrical panel look at getting it serviced by a licensed Electrician and get all the paperwork needed for a Home inspector. Check all your Plugs and Switches and make sure they work correctly also. This helps get you a clean inspection report. This is especially true in older homes.  

 

Look at your plumbing and all the turn off valves in your home and get a licensed plumber out to get you a check up and all the paperwork if you see something that might hurt the inspection. If you have an old drain line in your home you might want to have it snaked out, to ensure that all your sinks and tubs drain quickly.

 

Also have your Realtor be there for the inspection with all the paperwork and information to give the home inspector. I am always at them and have all the paperwork ready to give to the inspector before he starts the inspection.  I have a home inspection this Wednesday and I have already spoke with the inspector on all the paperwork that I have.

 

Getting ready for an inspection is just as important as having one. If your home is ready for the inspection it will really help sale the property.
