Sunday Brunch Review: Jekyll's in Chagrin Falls Ohio

 

This eatery is located on the Falls at Chagrin Falls ohio and the scenery is second to known. Their brunch menu is packed with delicious foods that get your Sunday afternoon going. You can watch the falls as you eat and enjoy your Brunch or dinner.
 
 
 The menu offers a Thai Chicken Salad that is second to known. It is one of my favorite entry's on the menu. They also have great oven baked pizzas to choose from or if it steak you want they do an excellent job preparing one up. 
 
  Jekyll's has the best Fresh Truffle Chips that I have ever tasted and I have tasted many. I usually have the Thai Chicken Salad after the Truffle Chips. The Truffle chip's are topped with Buttermilk blue, candied pecans, sage, balsamic drizzle. Let me tell you it is very tasty and a great starter! 
 
 
For desert they have a great Flourless Chocolate Cake that is great over coffee after you have your meal. It is delicious. 
 
 
Jekyll's is a great place to spend leisure time at. They have a great outside bar area that you can also enjoy adult beverages and a menu full of starters. Great way to end a work day.
 
 
 The prices are modest and the scenery and food is luxury. I have been there many times and have always had a great experience for myself and my guests. It is also an excellent place to take out of town guest and clients.  
 
You can leave and walk up to a Starbucks. Get a coffee and enjoy the postcard like city that is called Chagrin Falls. In the summer there are usually festivals going and on Sunday morning you can walk up to Farm Fresh Market.

"Bidding wars have gotten so bad in Seattle that buyers are driving up prices 30% over asking in some cases, says local real estate broker Chris Bajuk, of HomeSmart Real Estate Associates. (Seattle prices were up 12.2% year over year in February, according to the latest S&P CoreLogic Case-Schiller report.)"

 

That is a worst case scenario, but the future looks good for real estate and so is the demand. I mentioned this a lot before and I want to repeat it.  New home builds have been dead for a decade! That means that there will be a housing crunch going go a lot of years. They cannot build enough homes for a decade in a few years. They still have to keep up with today's demands also.

 

"In 2017, the number of sales of existing homes (which have previously been lived in) is expected to rise about 3.5%, to 5.64 million, according to the midyear forecast from the National Association of Realtors®. The group predicts that existing-home purchases will rise an additional 2.8% in 2018, to 5.8 million."

 

Existing home purchases are expected to rise by over 6% this year and next. That means that it is a sellers market and time to look at selling your portfolio or home. There are always good deals out there if you have the right Realtor and services behind you.

 

" "The combination of the stock market being at record highs, 16 million new jobs created since 2010, pent-up household formation, and rising consumer confidence are giving more households the assurance and ability to purchase a home," NAR Chief Economist Lawrence Yun said in a statement. There are a lot more jobs being created today and it is seriously under reported.  We are on tract to have around 6 million new jobs created this YEAR. People are wanting to get their homes in the areas they want to live in. You also have areas that are up and coming that will also benefit from this real estate market.

That is very true, life changes also and you have to make adjustments. I met a couple this weekend that are going through a divorce and need to sale their home of 14 years. We also have clients that are relocating to this area. I have a new client that moved to Cleveland from San Fransisco because of the high priced Real Estate. Ohio housing market experiences its busiest May in nearly two decades

 
The Cleveland real estate market is steaming hot. It reminds me of the Phoenix Real Estate market in the early 2000's without the super easy lending. Home buyers today have higher FICO scores and usually put more money done on homes. Especially $200k and up we see a lot of home buyers putting 20% down or even paying cash.. " The Ohio Association of Realtors said the state's housing market experienced its best May since at least 1998, when the trade group started tracking data. Buyers snapped up 15,366 new and previously owned houses and condominiums, the organization said, at an average price of $176,804."

I have had a record month in June in Real Estate for Cleveland. We have 7 homes in escrow from buyers that needed a place to call home. The properties we have in escrow were hard to get, but we got some excellent deals and homes for our clients. We purchased all over Metro Cleveland Hudson, Chagrin Falls, North Olmsted, Broadview Heights, Westlake, and Kamms Corner.

When the housing market is hot you have to move on a home and make decisions a bit quicker than years past, The other nice benefit for home owners is their equity positions are growing nicely this year. You also need to have a Realtor that understands the areas and what homes are worth.

With a $176,804 average price we still have a long way to go in Cleveland. Where are you going to find home prices like Cleveland? Almost no where in the states, especially with all the amenities we have in Cleveland. Where can you get PGA type golf course homes for around $400K? These are in excellent communities and very high standard of living.

Another very busy week that entailed a ton of real estate deals.

Had a client that flew in from Florida that needed a home in North Olmsted for one of their family members. With the inventory low and wanting to be specific areas I had to look at over 200 properties on line to find the a home that would fit this clients needs. We looked at 20+ properties and got the selection down to two properties. We are putting an offer on the one the family member liked and I hope we get it! Very nice family to work with and they knew exactly what they wanted.

Another client that I have been working with for the last 90 days decided on a home in Chagrin Falls Ohio and we will be putting an offer in today on that. I had to get my contractor in this property to see how much the upgrades my clients would be. the contractor got them a detailed quote on the upgrades. We have a plan all laid out to have this property complete before they get to Ohio.  Another super client and I appreciate them sharing their needs and wants for a home. Hope we get this one great property.

Great home we just added in escrow in Hudson Ohio. I met the buyers over at the home on Tuesday Morning to go over the new kitchen and bathroom they needed for their parents area in the home. This property allowed them to have privacy and their parents to have the same with the new upgrades. Great walkout basement and super nice area. Lakes, and a Golf course less than a mile in the subdivision. This neighborhood has 7 figure homes in it. A very exited client that cannot wait to move in to their new property. The clubhouse had some of the best coffee I have ever drank.

Sometimes I even have the sellers do their own home inspection so that we can handle any issues before we sale.

Great advice and one other thing you should ask about a agents sales. A lot of agents have teams and add all the sales they have with other agents as one. So another great question is how many homes personally has that agent sold. I personally did 32 homes last year and I am on pace to do 50 this year. Those are home I personally sale to my clients no team. I think personal service is paramount for my clients and their real estate needs.

How to Sell a House: 4 New Rules That Can Make or Break a Sale

 


It is important to understand the real estate market and how not just buyers think, but also Realtors think of listings. Knowing how to navigate your home before you put it on the market can save you money and time. Making sure that all the pictures, videos and other marketing tools are done right from the beginning.

 

1. Price it right from the outset and it should sale fast and might get into multiples if the area is demanding it. Most homes that are priced right will get a lot of potential buyers that see all the other buyers looking and that creates a sense of urgency. That might get you home sold for more.
 
2. Amp up your marketing
 
 "While professional photographs are a must, many sellers are going a step further these days. For example, you might consider doing a video tour, which entails hiring a videographer to walk through your home, camera in tow. The footage is then edited, background music is added, and the video is posted online."
 
Marketing is the key to selling anything and that includes real estate. Video's, Pictures, Social Media and Real Estate sites get homes looked at by a ton of potential buyers or by people looking for friends and family.

3 Stage your home   
 
    Dealing with a home and how to stage it requires money and time. Not all homes can pay money to stage their home.  You can set it up so that the home looks it's best when potential buyers look at your home. For example take family pics down and adding nice artwork to the walls. You can also maybe paint some rooms that do not have popular colors and need to be more neutral. 
 
Make sure the property is not cluttered and looks open and clean. Lastly make sure the home is clean and sparkling all the time.  This can be difficult when you have kids and a busy family, but you can keep it cleaned and looking good. Maybe use one bathroom or live in less of the home while you have it listed.
 
Also having a Realtor that will answer phones and watch your home to help make sure that your home does not get old on the market.  Dealing with the buyers agent and buyers mortgage company is really important and gets your home SOLD.
