Economists: Case-Shiller increase represents highest gain in 3 years


This article represents a lot of the financial gains that are happening in today's real estate market. It comes from https://www.housingwire.com/ by Kelsey Ramirez.

“The 5.8% annual gain in house prices reported by Case-Shiller in June was the highest in three-years, as a shortage of inventory boosted prices even as active housing demand has edged back,” Capital Economics Property Economist Matthew Pointon said. “Tight market conditions will drive house prices higher over the remainder of the year, although cautious appraisals and tougher mortgage lending regulations will act to prevent a dangerous house price boom."

The inventory will stay low and appraisals are going up, but regulations continue to keep the prices from spiking. As I have mentioned in previous blogs the inventory will be an issue for sometime and the new home home prices are usually more pricey than homes on there local market. That usually creates equity in the local market in the near future.

Remember in 2008 or so you would drive by subdivisions that had fences around them and looked like ghost towns. New builds were almost all stopped except higher end homes. Fast forward to today and you have new builds popping up, but they have 8 years of no builds to catch up with. These new builds should create equity in the near future for the local market.

"“It’s a new normal in the housing market,” Trulia Senior Economist Cheryl Young said. “Ever rising prices being met by insatiable demand. Demand remains unimpeded by exceptionally low inventory as homebuyers enjoyed strong job growth and low mortgage rates, driving prices ever higher.”"

The economy is the basis of everything for buyers and sellers of anything. Low rates and high demand puts upward pressure on this market. I think home buyers that take advantage of the lower rates will benefit in the future. If rates go up then their mortgages will be very attractive.

Buyers are making the housing market strong and that should continue in 2018 with higher wages and a stronger economy.

Home Inspections can be a very emotional event when purchasing or selling a home and how the agent handles it is important. For me personally I am always at the inspections just to see what issues the home might have and to be with my clients.

We put a nice home in escrow this last weekend and we had to order the inspection quickly because the seller gave us 5 days to do it. We had an inspector at the home Monday morning. I met my client and the inspector at the home and we had it inspected. There were a few minor issues, but the home was in excellent shape and we are moving forward to get the home closed ASAP.

It is never a waste of time to be at an inspection with your seller or buyer. They are very emotional and sometimes need a Realtor to chat with about the issues in a home. It also helps me as a Realtor better understand were my clients is with the home and if we can get the deal closed. I always consult my sellers to order a pre inspection so that all the issues are handled before we get a buyer.

The hardest part of real estate for agents is usually inspections. My personal view on inpections is get them done as soon as possible. It puts both the buyer and seller in a better mood and you not wasting time waiting for answers.

For example had an inspection on a home very recently that needed some repairs. I called the agent and explained what was needed. After a few days of not hearing from the selling agent I called them. The seller agent called their client and he thought the repairs had to be finished before signing off on the ROC. He doing the repairs and I have happy clients.

Follow up and getting inspections done also create a less stressful event for all parties involved.

In Escrow and Ready to close a new homes for Clients




When your buyer has an excepted contract on a home that is only the beginning of the process. This lovely home was remodeled and still had a few minor issues that needed repaired. 

After the inspection we had to follow up several times with the sellers agent to get the property pending. The seller is happy and so is my buyer. That means that all inspections and appraisals are finalized. We did that over this last weekend and our buyers are very excited about their new remodeled home they are moving into next month. Getting real estate done requires that everything t is crossed and every I dotted. 


We also had another excepted contract this weekend on a lovely home in Strongsville Ohio. The home was in a trust and took a ton of work to get. The seller was hard to reach because they were in a retirement apartment area. I personally worked with the selling agent Beverly Gates and she did excellent work getting the contract to the seller for signatures. We will be putting this home in escrow today. 

After I finish this blog post I will be meeting the inspector at the property this morning. Inspections are the most important task to finish. It is a contingency that needs to be signed off by the buyer and seller. After the appraisal you have to wait until the loan and funded, and the new buyers get their new property.

Getting a property under contract is only the beginning and the quicker you get the inspections finished the quicker my clients is stress free.

Sunday Brunch:Westfield Country Club



I played in a local tournament this past Monday and was pleasantly surprised with the course and the service at Westfield Country Club. When we pulled up our clubs were immediately taken to our carts. We strolled over to the foyer area of the building above and were served pastries and coffee.

The course was in impeccable condition and the greens were not easy. Our team shot a -11 but that was not enough to win the tournament. During the round in 4 areas they had stations that had all the drinks and eats you need to keep your energy up. The service at these stations were very good and the food was fresh. We had a delicious lunch afterwards in one of their many dining rooms.


The course also had very nice scenery that you really didn't take note of until your round was finished. Their are multiple courses to play on, we played on the north course. They are building another new course. It is a private club that screams luxury and great taste!

Seville Ohio is a quiet little town near Medina Ohio. Westfield Insurance basically built the town into a postcard picture. 

The town is also known by the Giants of Seville. Mr and Mrs Bates had a child that ended up being 7'8" tall and 470 pounds. They also had a daughter that was 7'11" tall and 413 pounds.

It is worth the trip it is about 45 min to an hour from Cleveland Metro. Enjoy the golf and the scenery, they also have a Museum for the Giants of Seville that is worth checking out.

This week was a another very good week for real estate. We had clients wanting a home in Strongsville Ohio that was in a estate deal. The home was perfect for my clients and the sellers agent really had to work to get this contract signed. The seller of the home was not available and hard to contact. The sellers agent and me decided to contact the attorney for the Sellers trust. Great news it worked and my clients now have their dream home under contract.

Sometimes is takes a lot of extra work to get real estate deals done. We also had to get an repair document that needed to be signed by the seller on another home. After contacting the selling agent and basically dogging them we received the repair document signed last night. My clients are buying their first home and I wanted them to have a stress free real estate experience.

It is really important to get all your paperwork finalized when purchasing a home for a client so there are no contingencies. In this case we had to get that document signed or another offer could come in and be accepted. In today's real estate it can happen. We also wanted to have closure on the inspection process which went very well.

Some of my previous clients needed some assistance on two homes this week in construction. The homes are under some construction and I went to their properties and met with them.
