Getting real estate done is the key to a successful outcome. Tom and April needed to relocate because of his job , and they needed it done yesterday. We got our marketing on the home rolling through the MLS and our own private marketing company. We had contracts quickly on the home.

Both buyers were great buyers, but we could only choose one.

My wife immediately took Tom and April to look at some other homes in there new area they needed to moving to. Lori found them their perfect home and put it under contract. The unique issue with the new home was it was contingent. Lori went ahead and called and asked about the contingency. It was another home needed to be sold before that buyer could purchase the home. Well she showed them that home and it was the perfect one for them.

We have went through all the inspections and Appraisals on both homes and they will be closing in tandem in January.

Believe it or not November was really a busy month. Even with the Thanksgiving feast people still need homes. We listed a home and it sold in 5 days in November. We also put 4 homes under contract in Cleveland and one in Mexico a vacation villa.

Real Estate never ever stops selling and I personally have had some very high volume Decembers. Potential Buyers during the Holiday Season are usually serious buyers and are looking to purchase a home quickly. Christmas and Holiday parties do suck up a lot of free time, but there is still time for someone to purchase a home.

Price and demand for the area drives the buyers to your listing. Price is the big factor, if your not selling your home right now you may need to look at your price. There are a lot of areas that do take a while to sell, because they are over the average home prices or in less desirable areas.

We also have people including myself that will pay cash and get your home closed quickly if you need that service. We service many cash buyers that spend up to $250,000 on homes in the Cleveland Metro areas. In Phoenix we also have cash buyers for those homes and can close quickly.

Most agents like to wind down during the holiday season, but there are other agents that understand real estate is a 12 month a year job and people need real estate. I am am part of the latter group.

These Real Estate Trends Will Be Game-Changers in 2018

This article comes from by Cicely Wedgeworth and what she thinks of the housing prices next year. It is unbelievable we are almost at 2018, but we area YIKES! It is good to know what the trend is and what the forecast is for next year.

"“We expect the relief to start in the upper tiers, and it will make its way down to the lower tiers,” Hale says. Specifically, most of the initial inventory growth will be in the mid- and upper-tier price ranges, $350,000 and up."

Inventory has been an issue in 2017 and we may see some help in 2018. The top tier homes are being built in some of northern Ohio cities. Pepper Pike and Beachwood have above $350,000 homes going up. The lower priced under $350,000 are not being built in those areas. So the pressure to raise prices in those areas will be high. I would also include Chagrin Falls, Moreland Hills, Lakewood and a few other cities. Most of these areas are land locked and can build only small sub divisions.

"“Overall, prices are expected to increase, and we’re expecting to see more of that in lower-priced homes,” Hale says. “It will get a bit worse before it gets better for buyers of starter and midprice homes.”"

Every area is different and so are the prices. You would be hard pressed to find a home in Phoenix that is mid priced. In the central cor-door homes are land locked and no new construction can be done on a grand scale. To me that is where the price growth for housing will happen the most. A lot of cities in Ohio fit that mold also and should see large price increases in the land locked cities.

Overall this article is seeing a 3.2% growth in home prices. Every home is different and so are the areas. We look for existing homes in land locked areas that they cannot build new unless they tear down existing housing stock.

Finding real estate can be done the usual way, talk to your client and see what the need is and fill it. The MLS is a great way to find great deals that are not in plain site. I have always looked at homes and see the ones everyone calls hot deals.

The best way to get a hot deal is look at some properties that maybe no one else is. For example we recently took on a listing that was not a hot area. The price point was a bit lower, but within a week we received 3 offers, one over asking. I could call that a fluke, but I will investigate that area for some future purchases,  

When you are purchasing a home or an investment property you need an agent that understands both markets and knows values of the areas. For example I currently have some off market deals that I personally own. One of those deals are sold and the other I should have a deal today on. The key is knowing the property and why someone should buy it.

We just put a nice property under contract that needs a little updating. The home almost $45k equity position. It needs $8,000 worth of work. This property was over priced, I called the agent and we worked on a contract to get the property. After negotiating a bit we got a great price for the home. The buyer bids on many homes and we get a few on them.

5. Stick to your plan and watch your real estate just like you would your job or any other money making investment. People treat income real estate as passive. Do not do that keep in touch with your property through your management company and keeping active in watching your investment.

Sunday Brunch: Keeping the Holidays in Real Estate

If you are buying or selling real estate the Holidays can be your best friend. Sellers have decorations out, people are spending money on gifts and presents. How does that benefit you?

First time home buyers can get better deals during the Holidays. My clients are taken to homes that families live in and vacant homes. Remember that vacant homes that are not foreclosed on is just a bill to a seller. It also represents that that seller usually has two payments and needs to sell the vacant home.

Some deals are better than they look, and your Realtor needs to be able to know where those deals are for their clients. I recently purchased a home for a client that needed some minor repairs, now the home is just like my clients want and they have equity.

Noticing a home that was vacant and needed work is what type of home my clients purchased. We also took over $30,000 off the asking price. I called the sellers agent and explained the offer and why we offered that price for the home. The agent then could explain to their client why that amount was offered.

There is no code that agents have to follow on real estate prices. It's called meeting of the minds between the buyer and the seller. If they agree on a price then the contract is good if not there is no deal. Understanding the dynamics of the price of a home and upgrades needed is crucial for both sides of the transaction.

Being a Real estate specialist requires a lot time and energy working on all types of transactions. Homes have all types of different needs. As a seller or buyer sometimes yow need things that are in the Realtor 101 handbook!

Having services that are ready to go the day you buy or sell a home is crucial to having a stress free home experience. In todays sometimes hard to find real estate a specialist is requires to fulfill all your real estate needs.

Having new kitchens, painting, legal, advice, and any other real estate need you can think of. Having all that with one agent gives you the best chance to get the home you want, the way you want it. Especially in todays very tight inventory market.

Having advice that is on the spot and people that can get it done is so much less work for you the consumer.

For example we just put a home under contract that needed some updating. The client had a budget that they needed for our contractor to meet. That was done and they are getting all their updating completed before they move in.

Another client needed a rent to own contract for their purchase. We directed them to a Real Estate attorney that specialized in those types of contracts.

Construction and Demand to Soar Across North America


This article comes from by David Wharton that talks about Americas real estate market and how it compares to the rest of the world.

"According to the report, a surge in single-family housing construction in the U.S. will help make North America the fastest growing region in the world. The report states, “Growth will be driven in part by demand finally keeping up with new household formation following the precipitous declines in housing construction during the Great Recession.”"

This story hit the nail on the head about housing. The new home starts that did not happen for mid priced homes during the last 8 years has really effected housing and its value. Buyers cannot believe the price difference in the new homes.

For example there is sticker shock on the new homes that are being built. Home buyers do not understand why new builds in some areas are twice the price as existing home stock. Brecksville is a good example Pulte is building homes that start at over $500,000. That is before the upgrades and extras you might like in your new home. You can purchase existing stock for $250,000-$350,000 that have similar square feet.

My advice would be to purchase the existing homes and pay a lot less money for them. The perfect homes are the properties that need fix up. You can buy these homes and add some updates and have the perfect home and some equity to boot in most cases.

I have two listings that fit that mold and are great buys in very nice areas.

Realtor's today have to have all the tools in technology and understand them, to be able to inform a clients on a moments notice. Just yesterday I was with some foreign investors that were looking at a home they were offering on. There was another home close by that they had seen and wanted to get the price and see it.

I immediately went to my apps and looked up the price and got the code in 2 minutes. They decided to offer on that home as well. That created a time saver for them and another home that might fit their portfolio.

Technology plays a big role in getting deals done faster and easier. Another great tool is YouTube, making update videos for out of town buyers is a very easy way to keep them informed. Savoy buyers understand that the time to buy real estate is when everyone else is drinking eggnog and buying gifts most people will not even want. A few years ago I listed two homes in Beachwood and sold both homes the week before Christmas. They both sold close to asking and the buyers where very happy with their purchase.

This article also points out you will have less competition and that is true. I personally have purchased many great deals when the season was supposedly over. For example I am currently placing a bid on a property that no one seems to want or no about. Most agents have already checked out of real estate market and getting their Thanksgiving feasts together. Real Estate is always moving and great deals happen 12 months out of the year.

Buying a home is an investment and you need to getting the best deal should be paramount in you decision making. That goes for home buyers and investors. Investors know that the time to purchase and get some great deals is during the holiday season. Less buyers and sellers, better deals and better real estate.

When Is Housing's Black Friday? Some Surprising Holiday Home-Buying Trends


Great article for this time of year! It comes from by Yuging Pan that talks about the trends of housing during the holidays. You might be surprised...

"We compared the traffic data for on Thanksgiving Day 2014 with that of an average day in 2014's fourth quarter, and then we identified states where house-hunting activity appeared to be most and least impacted by the holiday."

Yikes that is not what we are told by a lot of real estate professionals?

"And overall, the Thanksgiving slowdown only lasts as long as it takes to digest that huge mass of poultry—and hit a few Black Friday sales. By Saturday, it's pretty much business as usual."

The home shoppers are always on the prowl except when there is shopping involved. Black Friday was named that because most stores start making profit that day and our in the black.

"So what is the true Black Friday of the housing business? Here's a holiday shocker: Dec. 28 was actually one of the busiest days for real estate searches in the entire year, despite the fact that Dec. 24 was the single slowest."

Surprised? I think potential home buyers have time off and all but one Holiday is left. So they start thinking of new year and wanting to move.

"Another surprising, best-performing day on a holiday weekend: the other side of the year, July 6. Instead of traveling, many buyers apparently use the long weekend in the height of the buying season to search for homes and go to open houses."

Another long weekend that not everyone leaves town, but usually has off. I think the the internet has a lot to do with the Holiday Home shopping.....Let's face it with the internet you can search for homes easily. 

"Besides family-oriented holidays, there's one more holiday that significantly slows down home-searching activity. Nope, not Mother's Day, not Father's Day, but ... Valentine's Day. Think about it: Your significant other wants to take you out for a romantic dinner. Are you gonna say no because you want to stay at home to browse photos of fixer-uppers?"

Sunday Brunch: Sunday Brunch: Thanksgiving is not just for eating.


Thanksgiving next Thursday kicks off the Holiday season with great food and fun. The dishes will be awesome and so will the competition for the best dish. I have looked up a few dishes that might help you with in choosing a dish to make.

Side dishes are the main item brought to a Thanksgiving Feast. is loaded with great side dishes and how to make them. They even rank the dishes that have been prepared the most. I personally like the sweet potato casserole. It is a nice easy tasty plate to eat.

In Ohio of course you have the Ohio State and Michigan football game Saturday after Thanksgiving. This game is really important to both schools for bragging rights. The game is one of the biggest in College Football! If you are a fan of Ohio State Click here to view where to meet other Ohio State fans at for the big game.  Sorry I am not posting the Michigan eateries, want to give the buckeyes the edge up on the game.

If you are going out and brave the biggest shopping day of the year, then you should know where to go. Millcreek Mall Erie Pennsylvania is worth the 60-90 minute drive(4th largest shopping area in America).  One of the largest shopping Meccas in America, with no sales tax. They have great places to eat and dine after you are done shopping.

Want a shorter drive? South Park Mall in Strongsville Ohio is in the top 50 malls in America. Great shopping and dining. Rosewood Grill is just across the street to rest your feet and enjoy the food. There are stores that align the outside of Rosewood to shop while you wait for your table.

Thanksgiving is a very nice long weekend where we can all look back at how lucky we are and to be thankful for another year of Thanksgiving Fun!

"Sometimes, being “the solution” involves looking outside the bounds of real estate and home ownership, especially around the holidays. For example, while many real estate professionals will tell you that the holiday season, starting in October and ending in mid-January, is their “slow season” because people do not tend to want to move around the holidays. This is a great time to start cultivating leads. People may not want to pack up and move over Thanksgiving or Christmas, but they are certainly feeling some financial pressure as the season of giving looms. That pressure starts much earlier than December 1st and may have homeowners thinking about how to remove cost burdens from their budget, such as a hefty mortgage payment, once the holiday is over."

Buying real estate during the holiday season might be a great thing for some people to do. I know that I am looking at a income property to lease and will be adding a bid on it tonight. Finding deals is not hard if your agent is working to find them. Yesterday we looked at 5-6 properties for some of our investors. We liked one of them.

Potential buyers wanting to swap up that awesome home in December can get great deals. Less competition and less people looking for homes. I really enjoy looking at the homes in the winter, because they look the worst they are going to look. No spring flowers or manicured lawn, so you can focus on the home and it's flaws.

We also list a lot of investors homes because we can get them sold. We have a large portfolio of investors that like to buy these types of homes. For example a Canadian sent 5 properties they needed listed. We immediately sent them to all our contacts and should be receiving a contract today on them. Again solutions over problems.

Being the solution is what we do at our company and we take care of people. Had a heater issue with a past client and she called me yesterday. I had paid for a home warranty when they purchased the home with me and it was quickly resolved after I made a phone call. Helping clients even after their purchase is part of being the solution.
