When your selling a home and it is done right is almost like art. This article talks about the mistakes people make when selling. Here are some of my top picks out of the 6.

"1. You priced your house too high

Even with a sellers market the home has to be listed at the right price. Today's buyers still want a good deal and if the home is priced at the market price it sells. For example a home I was showing to buyers had been on the market a while. The sellers had just replaced the roof and did some updates in the home. The home was overpriced when they first listed it and when they lowered the price with the new updates it was priced right! The buyers did not put an offer in until it was to late...we are still looking. Homes priced right sale quickly.

"You skimped on professional photos


You can have the most sought-after home on the block, but if you don’t take good listing photos you may have trouble even getting buyers in the door. Hence, it’s worth hiring a professional real estate photographer to snap pictures instead of taking them yourself on your smartphone"
Pictures tell a thousand words and need to be done by professionals, In today's online presence people look at the home first online. When they set up an appointment to actually see the home it's almost like a second showing. Pictures are crucial and must be done correctly for online real estate lookers. Could not agree more to much emotion and hearing what people like and do not like about a home is not always easy to hear. As an agent I know how to deal with the do not likes. Buyers sometimes say that to create a cost that would give them a better price on the home. I sold a property in Lakewood and had 4 buyers I personally interviewed each and choose the one with the less do not likes. The closing went smoothly and the buyers and seller were very happy.

What You Really Need To Know Before You Pick A Real Estate Agent

Being a full time real estate agent requires a lot of time and effort to get transactions done. Don't get an agent that does not put in the time for your real estate needs.

"Being a real estate agent involves more than just knowing the combination to the lock box. It means having sales and marketing know-how, the diplomatic skills to close a deal and the ability to represent a client’s interests above all else"

The key to all real estate transactions is that they close. That means that the Real Estate agent that are representing you, needs to have all the skills above. For example I have a very difficult home closing today that requires a lot of my time. My weeks can be many hours a week.....Make sure your agent is a full time agent. By the way the home is closing and the transaction will get done.

Working fewer than 20 hours a week in real estate sales delivers a median gross income of $8,550 a year, according to the 2016 member profile of the National Association of Realtors. In comparison, working 60 hours or more a week produces a median gross income of $93,400, the NAR report shows. The more an agent works, the more transactions they close and the more experience they get."

I have personally closed 100's of transactions and work 60+ hours a week. Home closings can be difficult if your agent does not have the experience. Had a closing last month that included two homes. My seller also became a buyer and need the homes closed at the same time. The night before the closing the title company had a glitch in getting a signor out for my clients. I quickly got on the phone with the title company and resolved the matter. Both homes closed the next day and my clients moved into their new home.

It takes a lot of transactions to know how to handle all the ups and downs of a home transaction.  Dealing with an agent that has few of them can really hurt your chances on getting the best deal.

"While some part-time agents do regularly close deals, Alex Newell, a loan officer with GMH Mortgage Services in Nashua, New Hampshire, advises asking potential agents how many transactions they closed in the previous 12 months. “Make sure it’s at least one a month,” Newell said, which is what the National Association of Realtors says is on par with the national average. "

I do 3-4 transactions a month. Part time agents are very hard to get a hold of on a listing. With today's hot real estate market you need an agent that answers the phone. I received a call on a home last night while I was bowling with some friends. I answered the call and dealt with a client who need some information.

To wrap this up make sure your real estate agent doesn't take weekends off from the phone and they should be available to answer questions on your biggest investment of most peoples lives. Getting homes purchased and sold includes answering the phone.

Sunday Brunch: Time Management for Entrepreneurs


Being a real estate agent you have to have time management to have any time. This book by Dan Kennedy really opened my eyes to some time wasting ventures I have been practicing. This book is well worth the money and makes you think about your daily schedule and how you will manage it. The material creates more time for you and your life. 

When your in business you need to save as much time as possible. For example I always have my office with me in my SUV. It is in a backpack that actually has a battery charger pack built in it. When I am between appointments and have a long drive home I will get in my back seat and do some work. I usually stop and get some coffee before I start. 

Having the internet, computer and charger I can get work done and save time and gas doing it. 

Screening calls is another great time saver that can be time suckers. If I am busy I screen a lot of calls that are not really business and wait until the day is done before I return them. I personally can get 20+ calls a day and not all of them are business. 

I have a Manuel scheduler to put down appointments. I have tried all the state of the art scheduling systems, but they did not work for me. Manuel Schedulers are also great tools at tax time for mileage and dinning expenses. You can always look back and see all the appointments you had for the year. I keep them every year and they are fun to look at sometimes and great history resources. Basically a journal of your life.

Time is a commodity that you cannot get back. Paul Simon said it best we are all just slip sliding away. You have limited time use it well.

Best Real Estate And This Weeks Market Tips



This week in the Cleveland real estate market has been brisk and creating a new way to look at real estate. A lot of investors are looking a new builds to create the amount of real estate they want in their portfolio. With the inventory being at a all time low new homes are needed.

As a Season Realtor my Job is to help make sure my eye is always on the current real estate market and what needs are in it for buyers and sellers.

My team had put together engineers and builders to give an investor another option and be able to build new homes. We just purchased a lot in Chagrin Falls Ohio to build on, the investor purchased the lot for a great price and will build and sell a new home.

With the inventory so low investors need new strategies to create homes for their portfolio.

Also matching listing with potential buyers is also a art. I chatted with an agent that had a client with some needs and could not find the right home. We have some new listings that are coming on the market that will fit their clients needs. Hope to have both sold shortly.

We also run into off market real estate that we purchase or offer to investors and our buyers. We are closing on a nice little home in Bedford Monday. Need to sell a home you do not want, we help you do that with options. You can list the home or we will pay cash, either way it is your choose.

Getting 4 new listings that are coming on the market. Setting up a detailed marketing plan for each one of them. It is crucial to know where buyers come from. For example is a family area, Millennial area, senior area, and or a city living area. Homes are getting harder to buy easier to sell, but spring is upon us and there should be more buyer options in this sellers market. Homes create wealth for families and is probably their biggest investment and greatest profit.

 

With a couple last night that are selling their home and the proceeds will pay cash for a smaller home.  They will not have debt and have financial freedom from a mortgage. That is because they have a nice equity position to do that with from the sell of their home.

 "Permits to build new homes also hit a 10½-year high, rising 7.4% to an annual rate of 1.4 million."

As I have mentioned in some of my previous blogs home starts have been needed for the last 3 years. The prior 10 years home builds were non existent because of  regulations that cost builders a ton. That is why you almost only saw luxury high end homes being built, the regulations cost to much for anything else to be built.

Big picture: Housing starts are 7% higher compared to one year ago, reflecting a vibrant real estate scene that shows no sign of slacking off against the backdrop of the strongest economy in years."

 
"The biggest problem? Demand for housing has continued to outstrip the number of properties available for sale, pushing prices higher and frustrating many would-be buyers."
Pent up demand for buyers is higher than I have ever seen with limited inventory. Buyers are having a hard time finding homes and still believing it's a sellers market. I was talking to a potential buyer that wanted to look at homes and get a great deal. That can be done I said, but you will have to be flexible on the homes layout and rehab needs.
For example if a home has dated carpet, kitchen, bathrooms, and colors. Then you can probably get a good deal on a property. One of my recent clients purchased a home that was dated and got a great deal. He and his family picked out the colors with our interior decorator, installed new carpet and the place looks fabulous. After all that they still had a great equity position to boot.
"“To put the figure more in perspective, the 2017 average for single-family starts was 849K, so January’s level represents a continuing solid uptrend, especially considering that weather may have held activity down somewhat last month. The single driving fundamental in the housing market remains that demand is outstripping supply, so upside surprises on housing starts are just what the doctor ordered.”"
With the new lending laws and pent up demand I do not see any slow down in real estate. Stock Brokers will tell you the rising interest rate which is still 4.75% is going to hurt the housing market. I remember when interest rates were 21%, which ages me YIKES! Real Estate will continue to boom and homes will be built to try and keep up with demand.
