Small-Time Real Estate Investors Team Up for Big-Time Profits

A great example for me is when me and Dan teamed up on a home in Chagrin Falls that was in an estate. The property was in a great location and the deal worked out for me and Dan. We worked a great arrangement and profited from it. We sold the home in 10 days after the estate released it, and the home is now being remodeled and will look awesome when finished. Another team of two guys that flip homes called me last week and gave me a deal that they did not want to do. It did not fit their wheel house and ask if I was interested. I met the seller at the property and in the process of buying the home. Not all investors want or need partnerships, but it is still good to know people and network with them. The key is dealing with investors that have money and can pull the trigger when needed. The same is true with Realtors make sure they have money and also buy real estate for investment. One of my clients live in Australia like to buy certain homes that fit their portfolio. They had been with an Agent that purchased some properties that were not managed properly and was in the wrong location. We stepped in and sold off their under preforming assets and they are currently buying a nice flip to do with our company. Partnerships with Realtors that are in the business and have done a ton of properties are a great asset to real estate investors. I look at homes on and off the market every week and find homes for my clients. Right now we have 3 homes in escrow for my investors and have a plan to get them all finished and producing money. Lastly having a agent to assist with all the paperwork and making sure the home closes is crucial. I save my clients about $1500 a transaction watching all the paperwork and title fees. Will Home Prices Continue To Rise In 2018?

" Lately, that formula hasn’t worked very well. The healthier economy is providing better incomes, and millennials are ready to buy their first homes. Mortgage rates remain relatively low, so demand should be high, and therefore prices will rise. However, over the past three years, demand has not been as healthy as anticipated. Many potential young buyers are saddled with student loan debt and cannot afford a mortgage. Rents have been rising as fast as home prices, making it hard for renters to save for a down payment."

The millennials are buying their first homes, and there are a lot of them that are getting close to 30 now and have manged their money very well. I have noticed that they put a very nice down payment down on their homes they purchase.

The last three millennials that have purchased from me and Lori knew what they wanted and purchased homes that were below what they could actually afford. Millennials are also saving their money for sizable down payments.

" Again this year, the forecasters are predicting prices will rise more slowly in 2018. The inventory shortage got so intense this year that thousands of first-time buyers gave up because they couldn’t find homes to buy. Young buyers will continue to be frozen out of homeownership until either income rises or prices settle down."

I totally disagree with that paragraph in Ohio anyway, there are nice affordable homes to purchase. If you like to do updating the prices even get better. Lori sold a home in Lakewood to a couple that were millennials for $179,000 the home was a 4 bedroom 2 bath with a basement on a lovely street. The kitchen area needed updated and the wood floors needed redone. They will have a total of just over $200,000 when completed.

Homes are always for sale and the key is finding them. If you need to sell a home this is a great time to do it tons, of buyers wanting to purchase. If your looking for a home you need to know what you want and prepared to write an offer when you find that perfect home.

Home Sellers Are Really Cashing In These Days, Report Finds

This was an interesting report from https://www.realtor.com/ by Clare Trapasso that really pointed out some new wrinkles in today's real estate market and the people that buy and sell homes.
"In the last quarter of 2017, sellers pocketed an average $54,000 over what they originally paid for their homes, according to a recent ATTOM Data Solutions report. That's up 0.49% over the previous quarter and nearly 14.6% over the same quarter the previous year." Real Estate is always in flux and can really create a jackpot for home owners in certain economies. This is one of those economies..homes are selling fast and usually for top dollar. I was talking with an agent last night that said nicer homes in Lakewood Ohio was moving so fast he was having issues finding a home for a client. I'm showing homes today in Chagrin Falls that if the clients like them, they will need to make an offer. Clients sometimes think Realtors are pushy, but this economy demands fast decisions on properties. If they like the property and you do not consult them on this economy it hurts the clients chances on getting that perfect home. I have a buyer in Arizona that will be buying home in March and I haven't even started showing her homes yet, because they will be sold in days. If your a seller this is your glory days and getting multiple offers is common. The marketing of a property for sell is crucial to get all the potential buyers looking and making offers. The key is there are a lot of buyers and they need real estate. Not all economies allow this kind of demand for housing. "In a sign of a stronger economy, more buyers are also opting to pay all cash for their residential real estate. These sales made up 29% of single-family home and condo sales in 2017. That's up from 28.7% in 201" You heard it's the economy stupid.....it is and it's getting robust. Cash offers are common and with full price offers are definitively the preferred buyers. You also have buyers putting down more money on their mortgage to make the offers more attractive. ""If you're a buyer in this housing market, it's a full-contact sport," says Blomquist. "The buyers with the most cash often win." I just sold a home for my sellers that had multiple offers on it. One contract was putting 20% down and going conventional financing. One or two of those things may surprise you..... "A 2015 Zillow report found that, between 1997 and 2014, homes within a quarter-mile of a Starbucks increased in value by 96 percent, on average, compared with 65 percent for all U.S. homes, based on a comparison of Zillow Home Value Index data with a database of Starbucks locations." I love Starbucks and it is about the only stock I own! This report says it gives you a 36% boost compared to not being close. Now I really love Starbucks. Starbucks are usually in family areas and high income areas that really helps home value also. They are places you can do business or meet for weekend activities. "The analysis of that data showed that homes near Dunkin’ Donuts locations appreciated 80 percent, on average, during the same 17-year period — not quite as high as homes near a Starbucks, but still significantly above the 65 percent increase in value for all U.S. homes." Dunkin Donuts also has a great coffee if you can hold back on the donuts. I always wondered why they could not get a healthy donut on the market. Dunkin Donuts gets you another 15% on your home value also compared to homes that do not have it around them. Let's face it people like places to get coffee and see friends and family. It's a hang out spot.

Colors mean a lot to people and sometimes they do not know it. When my clients paint a their homes I offer an interior designer to assist them in their color chooses. Let's face it not everyone is great at that, I know sometimes I'm not. I was in a home the other day that had the wrong colors and that really hurt the look of the home. Homes that have the better colors show and sell better.

I did see the weirdest fixture in a restaurant this weekend, it tool me a little time to figure it out so I could wash my hands. That being said nice fixtures are a nice way to update and modernize your home. All these things are great, but you still need a Realtor that can get your home sold fast.
