How many homes has your agent SOLD? Better Check



Selling homes is an art and needs to be done correctly in order for the property to sale at the top price. Negotiating a home takes a lot of experience and it saves buyers and sellers thousands of dollars.

Yesterday I went through a home that needed updating, that was priced a bit high for the work that was needed. I am putting a proposal together for the approx cost of repairs and seeing what the numbers are and if they work for my client. We will then be able to negotiate a better price and create a nice equity position.

Selling over 1000+ homes is not done by accident you have to know the best clients for a home. for example the home I looked at yesterday will most likely have a family purchase it. Having sold homes in that area I understand the population moving in to that area and what they are looking for in a home.

When you are looking to buy a property always ask how many homes has that agent sold in their career? Why is that important? Negotiating the best deal possible takes experience and wisdom, and doing a lot of real estate deals. It's like practicing to be good at anything.

I was with a client last week that used to have an agent that would stand by the front door and wait for them to look at the property. This client was not getting any help from the agent on what their thoughts where on the property. He liked that I walked through the homes with him and pointed out the benefits and issues I thought the property had.

We put a home in escrow Friday that was in a very hard to buy area for a client. We saves them thousands of dollars, because we know how to negotiate. I know have a very happy client.

Cleveland-area house prices are rising faster, but they're still at 2004 levels

A Tuesday report showed that prices in the Cleveland-Elyria-Mentor area were up 4.1 percent in February, when compared with a year before. That annual growth rate sped up from January, but continued to lag price gains in most other major cities, according to the S&P CoreLogic Case-Shiller Indices.
It's great to lag a little from other areas, Cleveland didn't see the down turn in pricing that most large cities saw in the recession. Cleveland also did not have the modern downtown that is expanding on a daily basis. That alone will keep prices going north as the downtown gets finished. Cleveland has many new projects going.
Employment growth continues to support rising home prices in many cities, said David Blitzer, managing director and chairman of the index committee at S&P Dow Jones Indices.
That is the key to rising prices is jobs, economy, higher wages and it is very good right now and looks to continue for the nest few years at least. Buying a home today is harder that is was because of the inventory issues.
" More inventory is the one cure sure to take this edge off, and there are some faint signals in more recent data that a shift may be coming - inventory of existing homes has risen for the past three months, and construction activity is at its highest point in a decade," she said. "But buyers in the market now shouldn't hold their breath."
That is a very true statement, how many new sub divisions that were mid priced was going up in the last 12 years? Regulations killed new mid priced home builds and they stopped building most of them for 10 years. Imagine not making mid priced cars for 10 years yikes what would the prices be now on cars?

You have a lot of land locked cities that cannot build new homes and only have existing homes. They need to tear down to build new which will really effect the prices on existing homes.

We just put a property in escrow for an international client. It was a govt foreclosed home that required certified escrow funds from a US Bank. That was a new one for us, but we got the deal in escrow. These are some of the issues that international real estate buyers do face, but there is new ways coming to catch this business.
As new platforms expand, and as real estate professionals adopt these applications, the rewards will be significant. They will also signal a shift, economically and emotionally, where the former furthers the latter, delivering a superior level of customer satisfaction and a degree of personal contentment unavailable elsewhere.
The key is for Real Estate professionals to embrace the new technology and use it to benefit their business and clients. A lot of real estate professionals are scared of change, but it is a benefit to have it/ My clients for example get all the ways to look at their real estate needs from my reports and Websites I set up for them. I personally use new technology to keep my clients with the freshest new ways to look at real estate.

I also of course use the traditional ways and show them homes after they have decided where they want to be. Having all the tools in today's fast paced real estate is crucial to anyone wanting a home.

 Due For Disruption: The Changing Face Of The Real Estate Industry

The MLS will still be the bulk of the inventory, but there will be new players on the real estate field that will tap into cutting edge software. The MLS will probably not be able to keep up with the new software unless they really open up and upgrade their systems.
Most countries in the MENA region are asset-based economies, rather than outcome-based ones, with real estate being a significant portion of their GDP. For many, this often illiquid asset is also seen as the safest one. However, it is also a sector that is at a global tipping point of significant and fundamental change– driven by a confluence of innovations and disruptions. And as regional real estate plays gather “steam,” and exponential technologies become an inevitably increasing part of our physical and social infrastructure, entrepreneurs and investors would be hard pressed not to consider these as either opportunities for (or threats to) their businesses or sectors. 
Real Estate will always be a great way to park your money and build on the equity if you live or invest there. Every area has different variables for equity, but most do get some equity. Also investors wanting a great place to get some income and capture on the upswing of real estate values.

The industry is changing in cities like Cleveland where prices are going up and a lot of new Real Estate Brokers are moving in with new ways to market homes. Old worn out ways to market to find real estate for clients will be totally different in the near future.

Let's look at some new brokerages in Cleveland Berkshire Hathaway, Redfin, EXP Realty and Homesmart.  These are not fly by night companies they are serious players that will get a lot of the real estate market by having new technology that gets homes purchased and sold for their clients.  They tool their agents with marketing tools to help create more leads and potential buyers for their listings.

I am with EXP Realty and they put new technology on steroids. They have classes weekly in their virtual world to show their agents how to use all the new technology they offer. Basically they are preparing new information for this fast moving real estate market. Creating a winning Formula for my Clients Real Estate needs

 
This week my clients did very well in finding great homes. I really am excited that 2018 is going to be a break out year for lot of home buyers and Real Estate investors. The market is red hot and so are a lot of home deals if you know where to look.

Wanted to share some examples of real estate happening t
his week. Closed on a Lakewood home last Friday and rented the home at $1350 a month this last Tuesday. Over 100+ potential tenants wanted the home. If you purchase real estate in a great areas the buyers and tenants will come.

We opened escrow on 5 lots in Tremont Area to build some luxury Town homes that will have a 15 year property tax abatement. These will be over 2000 SF builds that start in the low $500K. I personally set up the builders and got all the bids in for my clients. Need a new build in Tremont?

Our company got all the bids in on a home we will remodel and resell in Pepper Pike Ohio. This home is in great condition, but will get a complete over hall. New kitchen, Windows, paint, bathrooms and guess what it's a ranch home. Should be back on the market in 4-6 weeks.

Writing up a deal for a client to purchase one of my listings for their portfolio. They liked the home and the income. This property already has a property manager and a tenant. Very excited to take care of both buyer and seller.

We had two inspections on current purchases this week and those two properties look like they will close for our clients. I am almost always at inspections and want to see also what the professional inspector has to say about the home. Understanding the needs of a homes helps me assist my clients in any repairs they may want on the home.

Sunday Brunch:New mall in Orange Village almost done.....Fun Theater with a twist

"Among the retail businesses opening up shop at the new Pinecrest development in Orange Village this spring — REI, Whole Foods, Williams & Sonoma, Vineyard Vines, etc. — is an upscale boutique movie theater called Silverspot Cinema. "

Silverspot Cinema is a totally different theater experience. You can watch a movie while dining, that;s right you will be making reservations to see a movie. The tickets are about the same price and the meal is $12-$16 dollars. They do run different movies like concerts and silver screen classics.

"At Silverspot, which doubles as a bar and restaurant, customers can reserve their seats and order all refreshments ahead of time. When they arrive, they'll be served at their seats. Emerman adds that, unlike other theaters which serve to seated customers, Silverspot won't serve once the movie has begun."

They will also have apartments you can rent and stay in. Imagine being that close to all this fun and shops. Close to the freeway and these apartments will be 1st class apartments with all the upgrades that luxury renters expect. These apartments are not cheap $1868-$3476 a month for 1-3 bedrooms.

4th & Park is located at Pinecrest, Cleveland's premier new mixed-use district.
