A Christmas Investors Season



A Christmas Investors Season Well it's another holiday season and another year is passing by. I just wanted to talk about some of the great stories of investment stuff that happened in 2012.

 Our company Rooftopinvestment completed over 100 properties this year for our clients. We bought some really prime real estate that made our investors great cash flow. We have honed in each area that we purchase in to make sure our clients get the best deals available.

 One Example: we started buying real estate in Lakewood Ohio that cash flows $750 net and up per month. We started buying both duplexes and homes in that area that got very quality tenants living in them.

 We also added our 2nd property management group to ensure our quality service. This group and our original management company have grown to over $135,000 per month in gross rental receipts. This makes us one of the largest property management groups in the area .

 We've also added a two new realtors and some new assistants to make sure all deals go smoothly. With all the different aspects of getting clients properties closed and the high demand for them we wanted to add more staff. This helps our 6 full time realtors focus on getting the best deals.

 We've also added 3 new full time construction crews. This ensures we get our clients homes rehabbed quickly and effeciatly. With our on budget and on time record ,we save our investors time and money. Rooftop only uses licensed and boned contractors.

 We appreciate all our investors and understand that they are investing their hard earned money with us. We will continue to improve and hire staff when needed to ensure our clients total care and make sure the checks keep on coming for them.

You say what is the system?  We cover your property from the purchase through licensed real estate agents.  We also have licensed and bonded contractors that rehab each home with my strict guidelines to ensure a quality product.  Example after rehab I pay for 3 more inspections on that property.  One of the inspectors is a licensed plumber that ensures even after city inspections that all the plumbing is up to code and in excellent shape.

 

We then have our own marketing team and Property Management that get each property cash flowing quickly and with a quality tenant.  We even have an insurance policy that can be purchased to ensure your rental is successful. In fact we have a 3% vacancy rate that I love to brag about.

 

Finally, in the system we incorporates a maintenance team that is closely watched and monitored by Rooftopinvestment.com.  Our in house maintenance team works directly with us. This saves time and a lot of money for you the investor.

 

Let's get into the packages that we offer.  We have a set price for each city that we offer.  We know the price that each property needs to be.  Example in Cleveland Heights Ohio we set a total price of $50k-$60K in that  area.  The returns are always over 10% net in all our areas and they demand quality tenants. Example just finished a home in Euclid Ohio that required some major work on the windows that the city inspection did not catch.  It cost us a lot of extra money and time but we didn't charge the client one penny.  We kept the property on budget and on time.

 

The rents for our properties range from $950-$2000 per month.  Those are rents we've gotten for 4 years or better.  We clearly understand each market we buy in. Our team  of experts understands what rent we can get and evaluate each and every property we do.

 

We also have the administrative end that really benefits the investor.  Example we have CPA,Lawyer, and insurance agents that get us the proper information needed for foreign investors and American ones also.  Example we had a gentlemen from Singapore that had some tax questions he needed answered and we hooked him up with a CPA that understood those questions.  We do this type of admin for free to our clients.  I have hired 4 full time people to take care of these type of items for my clients at no charge.

Natural Gas is bringing Companies and Jobs to Cleveland



Natural Gas is a very clean energy and cheap to use. The Cleveland Area has 15.3 trillion cubic feet of it. The gas industry is booming in our area and that means large payrolls. The KENSINGTON OHIO (right outside of Cleveland) they are building a $1 billion dollar plant. A natural gas-processing facility that is scheduled to open in May of 2013.

This facility will employ many people in a great paying positions. There are also seven processing-separation plants for natural gas plus liquids and four pipeline networks are under construction in eastern Ohio. Their price tag, in excess of $7.2 billion, does not include interim facilities also starting to pop up in Ohio. “You can bring [gas and oil] out of the ground, but it doesn’t do you any good until you can move it and get it processed and get it where it’s needed,” Terry Fleming, executive director of the Ohio Petroleum Council, said. “Midstream is the key. It is critical. ... It’s an infrastructure issue. You can only pull as much out of the ground as you can transport and process.

“What’s happening in Ohio is big — and it’s going to get bigger.” In addition to the new plants, eastern Ohio is expected to see an additional $5 billion in new pipeline projects in the next few years because the state’s existing network is too old and too small to handle the volume of gas and liquids that energy companies are tapping. Some of the biggest drillers in Ohio, including Chesapeake Energy Corp., Gulfport Energy Corp. and EV Energy Partners, have commented in recent earnings reports that delays in completing the new midstream facilities are keeping Ohio shale development from moving forward.

 Production will ramp up sharply in Ohio next year, however, as midstream pipelines and processing plants are completed, Chesapeake CEO Aubrey McClendon said. Gulfport CEO James D. Palm said getting pipeline right-of-way from landowners in Ohio has been slow and difficult and has delayed work by its partners. That’s the main reason only 45 wells in Ohio are in full production. Another 143 wells are drilled but not hooked up to pipelines and processing facilities. Acquiring leases and drilling wells is known as the “upstream” end of the gas and oil business.

Midstream operations begin with pipelines, processing plants and fractionation facilities that separate liquids from dry gas. Payrolls for Ohio midstream companies are expected to top $1 billion annually by 2014, according to industry estimates. Ohio’s natural gas — mostly methane — requires more processing because it contains such natural gas liquids as butane, ethane and propane that are all lucrative commodities after they have been removed from the natural gas. They are liquids below ground but are gaseous at the surface and are mixed with the natural gas.

As you can see with this news story great things are happening in the Cleveland area. With all the Medical facilities and other major companies moving into the Cleveland market makes it a great place to live and invest.

One last thing to consider as I mention a few years ago is the affordability of living here. The cost factor is a great asset to the Cleveland area. When I look at other areas in the states to invest none come close to the affordability and quality of the Cleveland area market. Check it out before you invest anywhere else.
