This weeks Investment Real Estate Videos 12/31/16



This is the last day of the 2016 real estate season and TV's will be on and footballs will be flying. This weeks videos are of homes we are currently remodeling and we started a new service, look at the finished basement we are currently doing.

The first video is of our flip home that is located in Broadview Heights that we are currently working on. This property is a 4 bedroom 2 1/2 bathroom home with a master suite. The property will have a new kitchen and updated bathrooms. It has a finished basement and newer heater and water heater.

The second video is of a income property that we are finishing the basement and adding a bathroom to boost the amount of rent he can get for this property. We are also refreshing the upstairs bedrooms and bathroom.  Great area that goes to the Rocky River Schools and will lease quickly.  He is also using a new Property Management Division to make sure he gets the best service.

As Home Prices Rise, Flippers Make a Comeback

"The number of investors who flipped a house in the first nine months of 2016 reached the highest level since 2007. About one-third of the deals were financed with debt, a percentage not seen in eight years."

Real Estate is and has been a save haven to make your money grow, the key is getting the right real estate to flip with. The other aspect of flipping is the cost and return.  They are very different in a lot areas.  That is why I service two areas that have very different pricing, Ohio and Arizona. Ohio is less expensive and does have more inventory to buy and Arizona is more money and less inventory.

"Now Wall Street, which was nearly felled by real-estate forays almost a decade ago, is getting back into the action. A number of banks are arranging financing vehicles for house-flippers, who buy and sell homes in a matter of months. The sector is small—participants say roughly several hundred million dollars in deals have been made in recent months—but it is expected to keep growing."

That is a sign that the lending for flips is coming back with the banks. Here is what 1 lender said in this article.

"“The floodgates have opened,” says Eduardo Axtle, a 35-year-old former telecom entrepreneur in Oakland, Calif., who has taken out about 50 home loans over the past five years. These days, he is bombarded with unsolicited emails from brokers offering him access to financing, and fellow flippers invite him to get-togethers that are advertised with YouTube videos showing off recent projects."

The key to all this is getting the real estate to flip. That is what I do on an almost daily basis. looking at homes to buy and sell requires a lot of time an effort to find the most profitable properties. Passive income real estate and there returns
 

 

 

When your looking at passive income for your portfolio look at the net returns on your property and also look at the appreciation on the home in the last 2 years. If your just wanting income real estate then condo's are a great addition to your portfolio. They do appreciate but usually not as fast as homes.

The most important factor is the net returns is the property being in a good location that attracts quality tenants. Working in Ohio and Arizona the real estate scenarios are different, but the end result is the same  PROFIT.

In Ohio you can expect to pay around $75,000-$150,000 for a rental home and you can get good condo's and town homes starting at $50,000. You can expect to net after all your taxes, Property management, Insurance, and HOA (if you have one) about $600-$1000 a month, as the price of the property goes up so does the returns. There is a large pool of quality tenants waiting on these types of properties. The other factor especially on the homes is the appreciation on the property. Which is 3%-6% in the areas we service.

In Arizona you can expect to pay around $200,000 for a rental home.  These properties in the very good areas and net $900+ a month. The market is loaded with quality tenants to choose from. The condo and Town home market is mixed and they do come on the market and make sense sometimes. Homes are your best option for building a nice equity position. I can get condo's and town homes in Arizona also.  Appreciation in Phoenix averages 4%-6%.

We started our property management because we saw a lack of good solid management companies in our areas and wanted to create consistent income for our clients.

This season think of all your dream that you have and start making them happen. To many people do not always think they can do what it is they want to do. They have people and sometimes family that say you don't have the tools to succeed.

 Top 10 real estate and development stories of 2016


A lot of new development has been done in the Cleveland Metro area. The destiny of the downtown is all but secured. Lets look at some of the new companies that decided to make Cleveland a part of their operations this year. They also expanded to the downtown in order to get a better address and to expand their production.

" Riddell agreed to occupy a massive build-to-suit factory and distribution center costing $27 million, taking the well-known football helmet maker and its growing souvenir helmet enterprise from its original home in Elyria when the new place is finished."

Great company that is expanding to the downtown area and will create more jobs for the area.

"American Greetings Corp. opeed its Creative Studios and world headquarters in the fall in last large phase of the Crocker Park mixed-use center in Westlake. The move shifts 1,700 jobs to the western suburb from Brooklyn."

Crocker Park  is one of the best mixed zoning area I have personally ever seen. It is a very nice shopping area with very nice upscale stores.  Eateries, Movies and you can live there in luxury. Crocker Park is really the story they have created on really nice place to shop, work or call home.

"With a speed that, in construction terms, rivals one of its deliveries, online retailer Amazon agreed to lease a proposed 248,000 square-foot building at Cornerstone Business Park in May. The $13 million building, the fourth on the site of the former Chrysler stamping plant, was open in time for the holiday shopping season. It employs more than 500 part-timers at the fulfillment center."

Amazon is also getting ready for local shoppers in the Cleveland Market to be able to get their merchandise in two hours. I think the story here is that Amazon sees a lot of shoppers in the Cleveland Area that will be requiring their services.
"Apartment frenzy soars, with new apartments opening such as Ovation at Crocker Park in Westlake and Copper Creek in Brimfield. Moreover, three multimillion-dollar apartment complexes are rising on Cleveland's West Side. A $117 million apartment tower is going up in University Circle. Called One University Circle by developers Mitchell Schneider and Sam Petros, the 280-suite luxury building epitomizes activity in a segment that's usually tepid in Northeast Ohio. The Marcus & Millichap investment realty brokerage estimates 690 suites will be finished by the close of 2016, down from 1,500 in 2015, but the number will rise dramatically in 2017 and 2018."

Nice luxury apartments are going up in a lot of areas around Cleveland. Crocker Park apartments will not be cheap to live in. With rents up 47% from 2010 from $1.10 to $1.61 a foot. The 9 in Cleveland is $2.00 a foot. This also shows the strength of downtown Cleveland.

This only means that with the current projections for 2017 the market should flourish and rents will continue to rise along with housing prices.

Housing inventory will be a issue for the next 5 years while the builders try to catch up. The key there is the regulations and government fees to builders getting slashed with the new administration.   People still need a place to call home and they will rent or buy!

How to turn a Profit in Flipping Real Estate


Making money with real estate is based on what the property cost and what is will cost the investor to restore it and get the property sold.  After purchasing for myself and clients 350+ properties and helping them buy, constract, and sell them my formula has stood the text of time.

This home below we finished and sold for $382,000 and purchased it for $170,000. The home was sold while I was Christmas Shopping in Philly. The property took 23 days to sale.  We had $100,000 in rehab on this property.

 

This property we purchased for $165,000 and sold it in 25 days for $225,000. This property had minimal work done on it and it came out very nice.
 
This property was purchased for for $150,000 and sold in 11 days for $304,900 and we had about $80,000 in rehab
 
When I am looking at any type of buy and sell real estate, I have to have a nice equity position on each property. When I look at each one I also need to know what the cost will be to rehab it. With the utilities and water off I still need to be close on the rehab cost.
 
The important factor is the location of the home and what are sells like in the area. The above properties are in very good locations.  Having the knowledge of what it will need for upgrades and the cost of them, in each individual area gives me and my clients a huge advantage. 
 
Being a licensed real estate agent in two states lets me also market and sell these properties.  I have done extensive study on marketing real estate and understand that the local buyers are not the only buyers. This Weeks Investment Real Estate Videos

 

Wow it is almost Christmas and Real Estate is still moving even today.  Me and Lori are taking new clients out to look at homes this morning. The couple that I am taking out today really liked a home last Saturday I showed them and did not move on it. We were going to see it today, but the property is pending. I set up a showing on a home for today and they called me to say it was under contract.

The top 10 cities where you can live well on a $60,000 salary

 
 

This study comes from http://www.cnbc.com/ by Jessica Dickler that rates the best places to live in America if you make $60,000 a year. A lot of combined income families can make $60,000. The key is the quality of the life you live in the least expensive way.

Cleveland came in at #4 and I believe it is the best place, because of all the downtown upgrades and surrounding communities that also have many upgrades.  The picture above is the downtown area of 4th street. The street has eateries, comedy club, bowling, Great Lakes Coffee house, Night clubs, and you can rent apartments above all the activity. Nice facilities and there are more just around the corner.

Having a place that you can live well and have a great community(which this study does not consider) is priceless. Schools, Churches, Play House Square. Little Italy,  Eateries, Shopping, and cost of living are very important to families that want to live in nice areas.
