Income Real Estate in Ohio and Arizona what do you make?

 

 

When your looking income real estate is all about the numbers and the quality of real estate. I was listening to a podcast that said Seattle was a hot rental market.  The average rents were $2300 and the average cost of a home was $400,000 plus. If you do the numbers not a great deal is a so called hot area.

Looking at the Arizona Market you can buy a home for around $185,000 all in and rent at $1200 a month.  These properties have about $700-$800 dollars a year in property taxes, which is extremely low. The nets are 6%-7% without a mortgage. The tenants are plenty and they usually stay for a long period of time. These properties are hard to find, but can be purchased.

In Ohio you can buy a home for $150,000 and get around $1500 a month for the rent. These properties net appox $1100 a month without a mortgage and in great areas that have a ton of tenants that need a place to live.  Vacancies in these areas are usually under 3%.

When you looking in other places that have very high returns, beware and look at the area.  I would always want to fell touch and see a home before I purchased it. I talked to a couple of investors in an area one loved it and the other hated it.  Having boots on the ground and someone who understands the areas and where to get long term tenants is very important to your success.

Also look at how many homes are for sale, and days on market.  Make sure that the area has a high number of owner occupants in the area,  Also look at the pricing trends and make sure there is growing equity in the homes.

If you live in a high priced area like New York or San Fransico your income properties are very few and far between. What Is a HUD Home? A Bargain With One Huge Catch

 

The article from http://www.realtor.com/ by Cathie Erickson talks about some of the pros and cons that most people know about when buying a Hud property. For Example she talks about

"Listings typically contain photos, an asking price, and—here’s where things get different—a deadline by which you should submit your offer. HUD homes are sold through an auction process; once the deadline is past and bids are in, HUD reviews its options. If none of the bids is deemed acceptable (usually because it’s too low), HUD extends the auction deadline and/or lowers the asking pricing until a match is made"

This is true and a lot of times the properties are too high. The other key factor that was not mentioned in this story, is buyers can purchase before investors for the first 10 business days the property is listed. That is a great way to look at HUD properties before they go to investors.  Most investors I deal with pay cash and take the properties as is.

That simply means if your looking for a property to call home and have an ability to rehab then HUD real estate might be for you. It creates a nice equity position in most cases and there are homes in a lot of quality neighborhoods. My team can give you an estimate on the rehab.

If you an investor you also need to be ready on the 10th day to bid on the home. As she mentioned in this article sometimes the properties are over priced, but you can put a bid in that is less than the asking price. I have my investors in these homes during the 10 day process and we are ready to bid on that 10th day.

We have had to bid a couple of times to get a home, because after the first bid does not go high enough HUD usually lowers the price on the home and gets it re bid.

The other key element to a bargin is getting the paperwork right for the home. Lori is an expert on auction properties and each one has a different type of paperwork for it.  For example one property we purchased would not allow a faxed signature, only live ink.  Meaning the buyer had to sign the contract with a ink pin. If someone does not live in your area that can be challenging.  We got it done with the buyer not living in the area.

Simply put getting a HUD property is a great deal in most cases and having a team of Realtors that understand the methods and have the contractors to assist you is priceless. How to find your niche in Real Estate Investing

 

Looking for your way to make money through real estate? Finding the right properties and understanding what type of income real estate is your niche. I was with a potential client yesterday morning in Scottsdale Az and we discussed ways for him to invest and what he wanted to do.

I showed him how I am personally investing in real estate and all the other ways i can do it. He also had some investors that needed certain returns on income real estate and needed to know if I could get them.

As I have been saying getting real estate is one thing getting the right real estate is something else. Getting a property takes knowledge and boots on the ground. Looking in hard to find income real estate cities and getting the right properties. Remember most so called expert buying systems require a lot of homes to sale in an one area.  That usually means that area is probably not desirable especially in todays market.  With inventory so low, homes are hard to get in the better areas.

For example we just purchased and rented a home that was literally about the only rental in that area. No homes were available to rent and we had a ton of potential tenants and rented to a quality tenant in 10 days for $1200.

Getting the real estate in areas that have few vacancies gives are clients steady income and longer term tenants in most cases. I have one app for a potential tenant that wants to get a 2 year deal. With the rentals few and far between they want to lock the property for multiple years.

Getting you niche in real estate requires a professional that can give you options that all work. Make sure you look at not only the experts success, but also how many they have done. Look at the amount of properties in the areas you are buying in also.  If there are a lot better beware and take a second look in the tight inventory market.

Another busy week getting some inspections and selling a listing.  Inspections are very stressful without the right agent.  For example my listing on Vera is under contract and will be inspected Saturday. I had a roofer go out to the property and give me a report on the condition of the roof.  He did that and I am getting the information to the inspector. Everything else in the home was replaced and should not be a issue.

I also had another inspection in Beachwood Ohio this week that also went well.  We made our repair list and the seller is correcting all the issues. I will be calling my buyer today to give him the great news! I have worked on getting the perfect home for this family and we got it.  They also need some updates in the home that we will be doing after we close the home. That is a great benefit og using our company to purchase your home, you get a ton of extra services you can use if you need them.
 

I am currently in Arizona and going to look at some deals in Mexico for a client.  Also met with a lot of investors in Arizona that are excited about the Ohio Real Estate market. Arizona is a great income property state and you can get a lot of quality tenants.  Entry level prices in Arizona is around $185,000.
