Real Estate and Video Updates this Week!

Buying and selling real estate can be a chore unless you have a team of professionals that can assist you. This week a client from California needed some assistance in leasing his home and getting a new tenant in another home. We are assisting him in getting his properties rented and making him money.

Another client in Canada need some of his properties sold. We are closing the first one on Monday and he is giving me two more to sell. We had a great sale for him and now he is trusting us to sale his portfolio and move into better homes that create both income and equity for their real estate portfolio.

Another couple found their perfect home to live in and now we need to sale their home ASAP! We have a plan to do just that. Creating a fast track to selling their current home and getting them the home they are comfortable in.

A newly married couple purchased their first home this week. It was a stunning 4 bedroom 3 bath 2300+ square foot home. The property had been remodeled and was like new and fit our clients environment.

We did a Brokers open at another listing this week and had a great showing of agents that gave us their opinion of the price of the home. Movement Mortgage provided Jersey Subs for the event and they were Delicious!

Economic and Financial Outlook, Attitudes About Home Buying and Selling on the Rise

This article comes from by Adam Desanctis that talks about homes sales and the consumer confidence in purchasing a home this fall. I personally believe there is still a lot of renters that want to buy homes and are looking at doing that.

"This quarter, there appears to be a revival from renters that now is a good time to buy a home. After dipping to roughly half of renters last quarter (52 percent), the share who believe now is a good time climbed to 62 percent (60 percent a year ago). Overall, current homeowners (80 percent), households with higher incomes and those living in the more affordable Midwest and South regions are the most optimistic about buying right now"

This is a nice sign for the home buying, but these new buyers also have to think that the economy is good and this report shares that information with us.

" Amidst the steady gains in home values seen in many parts of the country, the share of homeowners that believe now is a good time to sell is also inching higher. Eighty percent of homeowners think now is a good time to list their home for sale (a new survey high), which is up from last quarter (75 percent) and even more so than a year ago (67 percent)."

Buying and Selling real estate today is different because of the lack of Inventory. New builds that are going up in the Cleveland Metro area are usually not mid priced homes, they are higher priced homes. For example in Moreland Hills Ohio the new homes can start at $1 million dollars. This means that the real estate market, buyers and sellers are looking year round.

Location is everything and buying a home already built will most likely make you more money in equity when you sale it. New homes tend to help raise prices in the local areas they are in and are higher priced than existing homes. This will help equity positions on existing homes when the new homes build owners start to resale.

"More households this quarter (57 percent) believe the economy is improving compared to the second quarter (54 percent) and a year ago (48 percent). Continuing the complete reversal from a year ago, those living in rural and suburban areas were more optimistic about the economy than respondents residing in urban areas. A majority of homeowners and those with incomes above $50,000 also had a positive outlook on the economy."

The urban areas are usually more expensive to live that the Rural and Suburban. Most of our focus is the suburban areas.

Easy Ways You Can Turn Videos And Real Estate Into Success

Let's face a lot of empty nest couples are down sizing to get into a home that fits their needs. There are also some very good deals out there for people who need more space in their home. Either way you can find that perfect home and create equity doing it.

I have two homes listed that fit that need. One property needs a little updating but is in an area that is very upscale Pepper Pike. I have another listing in Chagrin Falls that us only 6 years old and has a ton of upgrades.

Families and investors are continually watching the market and trying to see what the future holds for this real estate market.

Today's real estate market is on an upswing in most areas. There are some areas that you can buy in and still have a great equity position. The key is make sure those areas are selling.

For example just sold a home in Strongsville that was $216,000. With minor updating and around $6,000 the home will be worth $235,000-$240,000. Leaving my client with some equity in one of the hottest selling cities in the Cleveland Metro area and getting them into a very nice neighborhood.

Finding homes is one thing, but finding homes with equity is like putting money in the bank. The Strongsville home has $10,000-$15,000 in equity for my client that is real money.

Finding homes that need some updating can get you better equity positions and sometimes better locations. Looking for real estate? Do what investors do they find homes that need some work and create equity.

Inventory for housing is extremely low in the first place and that will help the Fall season for sure. There have been fewer homes to choose from and many buyers are getting sticker shock from new builds. There are a lot of areas in Cleveland Metro that have a huge price difference between new and already built.

"The benefit to sellers is that those buyers who are out there tend to be more serious, which means your REALTOR® can key in on the real buyers without having to sift through the riffraff."

We were doing an open house last weekend an noticed also that there were two types of buyers that were pressed for time. People who were relocating(Growing economy) and had sold their home and was up sizing and moving locally. They both had very specific housing needs and were younger. The economy is moving in the right directions and Cleveland and Phoenix are growing business cities. This means that a lot of white color management is moving to both these cities and they need homes to live in.

"Buyers also may have a better time getting a home that's within their budget because when there is less competition for homes, there is less chance of bidding wars and over-asking-price sales."

In Phoenix this would be true, in Cleveland it is true in some cases. There is a larger and different rural settings in Ohio that have different types of homes. In Chagrin Falls Ohio you will see a huge difference in home prices based on how close to the downtown a home and does it have updates on the home. Homes tend to sale a lot faster with updates and some remodeling, than the ones that do not have them. There are a lot of older homes in the Ohio market and updating a home can be a game changer.

Sunday Brunch: Beachwood Ohio offers awesome living and eats!


Beachwood Ohio is a nice area that is both inviting and there is a lot of amenities....We are at PF Chang's this week to enjoy an awesome dinner. My favorite there is the lettuce wraps . You can get the wraps in Chicken or veggie. Great appetizer to get the pallet ready for all the very tasty entrees that are on the menu. I like Dan Dan Noodles awesome dinner plate.

People probably do not realize that the PF in the PF Chang's name stands for Paul Fleming, the creator of the Fleming steak houses. The quality of the food at PF Chang's is priced well and the atmosphere in the eatery is very Asian.

Beachwood also offers Luxury car dealerships. One is Porsche of Beachwood
 which claims to sell more Porches than dealerships in 41 other states.

Restaurants and shopping are also easy to find in Beachwood.
Beachwood Place Mall has many high end stores that include Nordstrom, ALDO, Ann Taylor, BURBERRY, Coach, and Saks Fifth Avenue. To name a a few, and there are stores that line Chagrin Blvd. Want to buy nice things this could be your mall.
